2 Overview The Plantation at Ponte Vedra Beach is an equity membership community. Every owner is automatically a Member when they purchase a lot or property in the community. Ownership is an all inclusive membership. The HOA owns The Club. The Plantation is the only community of its kind in Northeast Florida. Vision Statement To be a premier gated golf, beach and tennis community in northeast Florida, offering a secure, friendly, enjoyable, family lifestyle. The Plantation encompasses 650 acres of land with 133 acres of golf course and 4 acres of oceanfront. In addition, 6 acres were recently utilized to develop Plantation Commons, a brand new amenity park. There are a maximum of 579 parcels. Currently, 560 homes are occupied. The remaining are member owned, preferred builder or successor developer lots. Prospective buyers can choose from a new home, resale home, or build a new home on an available lot. Estate and low maintenance Garden Homes (lawn & shrub care is included) range in various square footage and floor plans. Prices range from $500K to $2.5M. The Plantation is about lifestyle. We have a strong social fabric made up of a well balanced combination of families. Members are active, involved and friendly. The Plantation is a secure gated community with a Golf Course that recently underwent a $7+ million dollar renovation under the guidance of Greg Letche, The Plantation House (main clubhouse) event and dining facility, Fitness Center, Tennis Facility and The Beach House, an oceanfront beach club. 2

3 Strategic Plan Facilities Improvement Plan The Plantation s vision is to be recognized as the best gated community on the Northeast Florida coast offering a wide variety of services and activities for families of all ages. On December 17 th 2014, the membership of The Plantation at Ponte Vedra Beach voted in favor of moving forward with a Facilities Improvement Plan which will maximize homeowner equity, enhance the lifestyle for all Members and secure an exciting future for The Plantation. The Facilities Improvement Plan included the addition of an amenities park, Plantation Commons, beach club renovations, and a revitalization of the golf course. The multi-million dollar plan began in June of 2015 was completed in October of Project Details: Plantation Commons Amenities Park Opened February 2016 Open air pavilion, large playground, full-size croquet court, open space park-like setting for informal sports and activities and parking. Beach House Renovation Re-Opened April 2016 Main pool area bulkhead improvements, new decking/stone pavers, perimeter landscaping, additional parking spaces, enlarged kitchen, new interior flooring, new ocean-side awning, new ceiling fans, heating and cooling system installation to allow for year-round dining, enhanced north lawn, electrical service for events, elevated and expanded south end, a large-sized special event tent area and a permanent gas fire bowl. Golf Course Revitalization Re-Opened October 2016 Improved playing experience by reducing cart path only days, improved drainage, reduced mounding, expanded short game development and practice area, greens and bunkers that comply with USGA technical standards, re-grassed tee boxes, fairways and roughs with Celebration Bermuda, state of the art irrigation system, and improved the overall storm water management system. 3

4 2017 Community & Membership Dues Initial Deposit: $40,000 $20,000 is refundable upon sale of the property. Monthly Fees: $894 Dues Covers unlimited member use of the golf, fitness, tennis, swimming, beach and clubhouse facilities plus 24-hour security, private mail service and common area maintenance. Service Charge: $40 This is in lieu of gratuities. Capital Allocation: Special Assessment: $95 Money set aside specifically for repair and replacement of capital assets. $121 Fee applies to retiring debt taken on to accomplish facilities renovations. Fee is payable monthly through 2/28/2025. Total: $1150 per month Garden Homes pay an additional monthly fee of $235 for Association lawn maintenance for a total of $1,385 per month. Sales taxes will be added on items as determined by the State of Florida. All fees, charges and taxes are subject to change. Use fees for private carts, cart rental, club care and storage, locker rentals and guests are extra. Unlike many private clubs, there are no food minimums. The only additional costs are for those associated with instruction (sport or fitness clinics or classes) and golf trail fees. The Plantation is the only membership in Ponte Vedra that is both all inclusive offering beach, tennis, fitness, croquet and golf - and exclusive to Members only. Our facilities are not burdened with public or resort guests. Compared to memberships offered by similar premier communities, The Plantation offers an unparalleled all-inclusive value! 4

5 Community The community s appearance is exceptional. It is neatly manicured with pristine lakes. The homes have tile roofs and cars are parked in garages overnight. There are no mail boxes and no garbage cans (we have a valet trash service). 6 Rules & Regulations The Plantation has some unique rules and regulations that you will want to make sure your clients are aware of. Below we have listed a few. However, please download the Rules and Regulations, Covenants and ADB Guidelines from the For Realtors page on our website. Unique Community Rules Motorcycles, Etc.: No motorcycles, mopeds, motorized scooters or go-carts shall be allowed except as approved by the Board of Directors in its sole discretion. Parking: Automobiles shall be parked off streets and roads and must be garaged overnight in accordance with the provisions of the Associations Covenants. Guest and service vehicle parking should be in driveways whenever possible. When necessary, Guest and service vehicle parking is permitted on streets for the duration of a social or service function. 7 The Beach House An oceanfront beach club The Beach House is a quick 10 minute bike ride from the main gate and remains open 365 days a year. The Beach House features the following: Junior Olympic Size Pool Lifeguards on Duty May through September 24 Hour Security The Beach House Facility Dining/Food Service March through December, Thursdays-Sundays Playground and Grass Area for Family Events Private Gate & Parking Beach Access for Pets Grills & Fire Pit Wedding Venue To View The Beach House: We encourage you to take your clients to see The Beach House when viewing homes. The Beach House is a great community amenity! It is located at 1111 Ponte Vedra Boulevard and is a little over a mile from the main gate. It is gated so simply use the call box to enter. Explain that you are a Real Estate Agent with clients and a staff member will buzz you through the gate. A staff member is on site 24 hours a day for security purposes. 8 The Golf Course The golf course was recently renovated under the guidance of golf course architect Greg Letsche. It s a majestic par 72, 7,141 yard championship golf course. It is a private course with no resort guests or public events. The Plantation has a very active event and tournament schedule for men, women, couples and young ones. We are also the home course for the Sharks of Ponte Vedra High School! Features: Golf Shop, Director of Golf, Nancy Maunder (Former LPGA Player & Award Winning Instructor), Two Assistant Golf Professionals, 18-hole Golf Course, Putting Green, Driving Range & Practice Facility, Lessons, Clinics, Events & Tournaments for men, women, couples and juniors, Locker Rooms, Bag Storage, and Merchandise Discounts for Members. Golf cart fees are $26.00 for 18 holes and $13.00 for 9 holes. Push cart fees are $15.00 for 18 holes and $8.00 for 9 holes. Golf Carts - Members can purchase an annual trail fee for $1650 plus tax to use their private EZ-GO or Club Car carts (which must be cream color) on the course. Guests - Guests of Members are allowed. Guests fees are approx. $100+tax which includes greens and cart fees. We offer a reduced guest rate of $50+tax on Thursdays and Saturdays. Programs: Junior Golf: The Plantation offers Junior Golf events after school, focusing on teaching different aspects of the game through games and clinics. Social Golf: There are monthly Couples Golf and 9 & Wine mixers for members to enjoy with friends and neighbors, including wine and hors d oeuvres. Beginner Golf: The Golf Shop offers programs seasonally for adults new to golf to learn the basics and get on the course! In the past five years we have seen a noteworthy shift in our demographics and have welcomed many young families into the community. Throughout the year events are held to cater to kids and families. 14 A Connected Membership The Plantation App: In January of this year, The Plantation App was launched. Designed to offer our amenities to members on the go, you can now book your tee time, place your to-go order, and post your score, all from your phone. 14

16 Closing Process Closing Process: When a home goes under contract and the title company has an approximate closing date, the title company will reach our to our office for an estoppel letter. Our team provides an estoppel letter which outlines the monies to be collected at the closing from both the buyer and the seller. Generally speaking, we collect the $40,000 initiation fee plus a $150 processing fee from the buyer. In addition, the monthly dues are prorated between the buyer and the seller. For example, if the closing is happening in January, January dues will be prorated based on the closing date. At this time we may collect any outstanding dues on the sellers account (or these charges will come out of their equity reimbursement check). Next, we reach out to the seller to understand when they will be moving out and retrieve a forwarding address. We also inform them their equity reimbursement check will be mailed approximately 2 weeks to a month after their closing upon receiving paperwork from the title company. We then attempt to get in touch with the buyer and ask that they schedule a New Member Orientation with our Marketing Department on or around their closing date (or whenever they plan to move in or begin using the membership). This is an hour long meeting. Car decals are provided after this meeting. Note: In order for new members to receive their access cards and car decals, we need a Florida driver s license, vehicle information and Florida car registration for each decal per vehicle. How You Can Help: In an effort to ensure your clients experience a seamless transition into The Plantation, it is extremely helpful if you alert the Marketing & Membership Department about your upcoming closing (please call ). This allows us to prepare for new Members and alert Security about inspections or commercial vehicles that may be coming and going due to the property changing hands. Please also encourage your clients/new Members to reach out to schedule their New Member Orientation. The best number to call is

17 Support & Programs for Realtors Realtor Access Program We provide Realtor passes so you can come and go as needed. Simply bring your Driver s License, Realtor License and Business Card to The Gatehouse to get your pass. Passes should be placed on the left inside drivers side windshield so Security can wave you through. Passes are issued for a year-long timeframe. Prospect Program If you have a prospective client who is serious about purchasing a home in The Plantation, our Prospect Program provides the opportunity to trial a round of golf (anytime after 1:00pm on the weekdays) or lunch or dinner at The Beach House or The Plantation House. Contact us to make arrangements for your clients. We ask that you offer this option to probable buyers only. We ask that you provide hour advance notice to accommodate dining and golf trials. MLS Feed to Our Website We have worked with the Northeast Florida MLS office on a solution to pull in real-time MLS listings into our website. Any Broker that would like to have their Plantation MLS listings advertised on will need to complete an IDX agreement by calling NEFMLS at x1605 which will then allow the listings to appear on our website. Listings will populate on our website through the Legal Name of Subdivisions which will be Plantation, Plantation at PV, The Plantation or The Plantation at PVB. Therefore, please make sure to identify your listing correctly. Marketing/Communications We include a list of properties for sale at our Gatehouse Office. This is updated around the 1 st and 15 th of each month. We also have an area for you to post 8x11 flyers to assist in marketing your property. 17

18 Support & Programs for Realtors Continued Open Houses We organize two Community Open Houses annually to showcase the neighborhood and help you sell. One in the Spring and one in the Fall. Listing agents can participate for FREE and we support each event with signage, mailings, communications, advertisements and more. Details are communicated to our Realtor database in advance of each Open House and posted on our website. Open Houses outside of our planned ones are permitted on the 2 nd Sunday of each month but require approval and coordination. Tours of Facilities/Amenities Our team is available Monday through Friday from 9:00 am to 5:00 pm or by appointment to facilitate tours of our community amenities for you, your clients or both. We are a small staff and therefore appreciate if you schedule an appointment to ensure a staff member is available when you arrive. Realtor Rewards Following a sale, we reward both the selling agent and listing agent with a gift certificate to enjoy a free round of golf or lunch or dinner at The Plantation House or lunch or dinner at The Beach House.
