5 Rookwood, built in the early 1800 s, provides a unique opportunity to acquire a truly distinctive Residence. This three bedroom detached family home is a former Victorian Gate House to Caldecote Hall. This three bed detached property has been well maintained by the present owners, keeping many of it s original Victorian features. Ideally located in nuneaton with great transport links to Birmingham and Leicester, whilst London is an hour away by train. Birmingham and East Midlands airports are approximately 30 minutes away and is well placed for the main motorway networks.

8 Seller Insight We were initially attracted to the character of the property, it s a unique proposition as it s only one of a handful of existing gate houses in North Warwickshire, says Ruth. We re ideally located for a number of reasons, Birmingham and Leicester are equidistant and good for a night out, whilst London is an hour away by train. Birmingham and East Midlands airports are around 30 minutes away and we re well placed for the main motorway networks. This has been crucial to us as working parents, I need to be able to get out easily in the morning but we can also wander down our private drive and into 100 s of acres of North Warwickshire countryside, it doesn t get better than that. We can access the Warwickshire countryside from the back of our house and we enjoy walking our dogs around Caldecott Manor. Market Bosworth and Bosworth fields are 10 minutes by car and are full of fabulous, ancient woodland and steeped in the history of King Richard. We like to walk along the canals, and, backing on to ancient woodland means you donít need to join a gym as it keeps you active with lots of walks, runs and dog walking opportunities. We like to pop over the road to the Royal Red Gate Bistro which serves lovely food and has a beer garden, and there are some nice restaurants a little further afield in Sutton Cheney and Market Bosworth. Market Bosworth has some bijou little shops and an amazing farmerís market on a Sunday, whilst Nuneaton is just on our doorstep with all the main retailers and amenities. My husband built a treehouse for the children with a swing underneath and space for a camp fire, which they have always enjoyed. In fact, they were there only last weekend toasting huge marshmallows! Being a woodland garden, it s easy to maintain with two ancient lime trees and a damson tree which comes into fruit in August, ideal for chutney making. Favourite room I spend most of the time pottering around in the kitchen or I can be found in the dining room which is smaller and more intimate than the lounge. We ve tried to give a fair nod to the era of the property by retaining the original features and maintaining the timber windows and original casements.

9 Favourite aspect of the grounds or surrounding area We love the Victorian period and the main body of the house has big, thick walls that keep the house cool in summer and warm in the winter. It also chock full of original features, including the high ceilings and two open fires. The lounge is an elegant room, complimentary of a Victorian property but with modern convenience at the same time. It has a beautiful oak wooden floor which is fabulous for kids and dogs, extremely hardy! Itís a nice, big room with an open fire and itís extremely toasty in the winter.î Memorable event (if not another favourite room or unique feature) Christmas is great here and we all have our birthdays around the same time, so we have a very active winter time! The house lends itself to the cosy, fireside, festive environment and weíve often been found toasting chestnuts around the open fires, even though itís not the most efficient way of doing it! What theyíll miss most / why they are leaving I ll miss the size and the character, there s something quirky and comforting about Rookwood. The kids are older and we don t need as much space now. I don t think you ever really own these properties, we are a keeper for a period of time and weíve written our story. It s time to start another chapter elsewhere. We need to hand this legacy on to someone ese to continue with, you don t get many opportunities to live in a property like this and we ve had our turn. 17 The property has a secluded driveway providing ample parking. The enclosed rear garden is fully landscaped with some mature trees and shrubbery. There is also a patio area, providing ample space for out door dining. Access can be gained to the to ancient woodland of the Warwickshire country side.

18 NUNEATON One of the largest towns in North Warwickshire, Nuneaton is located nine miles north of Coventry and 20 miles east of Birmingham. Towns close to Nuneaton include Bedworth, Atherstone and Hinckley, with Tamworth and Lutterworth a little further afield. The town lies three miles from the Leicestershire border, 8 miles from Staffordshire and 12 miles from Derbyshire. Nuneaton was established in the 12th century around a Benedictine nunnery and continued to grow after the disillusion of the monestaries caused the nunnery to fall into disrepair. The market which was established in 1233 is still held to this day. During the Industrial Revolution in the 19th century, Nuneaton developed a large textile industry. Other industries which developed in the town included brick and tile making and brewing. The town boasts many popular primary and high schools as well as four colleges and sixth form centers. There are three main leisure centers, a bowls club, as well as several football and rugby clubs.
