A review of the plans by a number of our affected residents and the HOA Board resulted in several suggestions for your consideration before approving the developers plans. Our principle concerns are as follows: 1. We want an eight (8) foot brick fence between their property and the homes of our residents immediately to the east. We would like the bricks to match our brick entrance fence as close as possible.. We want to be assured that there will be adequate drainage on this development so that no water will be diverted to our homes during heavy rains. Other concerns are as follows: 1. We would like the 0 foot light standard on the southeast side, near the dumpster and service area, to be moved or screened such that the light does not shine on the homes to the east.. If possible, we would like the dumptster located at the southeast corner to be consolidated with the one at the northeast corner, thereby eliminating the need for the second entrance at the southeast corner. 3. Will traffic control be added at Bear Creek Pkwy. & Keller -Smithfield? This would be desirable. 4. Will traffic control be provided during construction, if necessary, particularly during the "land fill period"? 5. What are the detailed landscape plans after construction? We would like to review these plans. I understand that the meeting date with the Development Board is on February 8, followed by Council review on the 9 th. I will be out of town on those dates, and consequently can not attend. We will proably have other HOA members attend. Walter D. Cornelius HOA President 1
