1 TIDEWATER PLANTATION COMMUNITY November ASSOCIATION 2018 TIDEWATER PLAN TATION Community Association President s Message Cathy Weis, BOD President Well, here I am again.just like an old penny, I keep turning up! On Saturday, September 29 we held the Annual Meeting and two new Board Members were elected. Your new Board asked me to continue for one more year as president and I accepted. Roger Quinn, our incumbent who was running for a seat on the Board, was reelected and Roger will serve as Vice President. Dave Chambers was also elected and will serve as Member at Large. Other continuing Board members are Charlie Berg, Secretary, Jim Offutt, Treasurer, Brian Burton, Member at Large and Archie Lemon will continue as our golf course representative. Roger s and Dave s terms are both for three years as will be all officers elected going forward. It is my pleasure to work with this very dedicated team. Hurricane Florence was quite scary and I, like most residents, evacuated. However, I am very happy to report that our Emergency Plan kicked into gear just as it should have and worked very well. Many Good Samaritans (the group who volunteered to check homes after a storm) evacuated, but through word-of-mouth and many s, we learned about several people who decided to stay. As a result we were able to contact many of them and these unofficial Good Samaritans cleaned the storm drains of debris, checked on homes, and sent pictures of damage and downed trees to our central emergency . They were terrific! Without their help, some of our streets would have filled with water and trees may have blocked our streets for days, and damage would not have been reported to home owners in a timely manner. Thank you all! Leif s Tree Service arrived immediately when called and cleared our streets. While electricity was lost sporadically throughout the Plantation, the Cassels building did not lose power so thankfully we didn t have to test our generator. Allin-all we were very lucky and we should all be very grateful. We will be holding a post mortem meeting to further improve our emergency plan by incorporating lessons learned. For example, we will be contacting Santee Cooper to learn more about our electrical grid to see if there is any way we can get it changed to be more uniform throughout Tidewater. See the pictures accompanying this article of two dedicated unofficial Samaritans clearing our drains. At the Thursday, October 4 BOD meeting, the Board approved the final version of our 2019 budget which all residents should have received in the mail by now. The Budget and Finance Committee led by Eddie Link, held several meetings and spent many hours in August and September developing this plan and we owe this dedicated team a big thank you. Please take a moment to review the budget and we look forward to your feedback. Please remember that all pets are to be on a leash when off the owner s property and please clean up after your pets. At the regular meeting of the TPCA Board of Directors held on Thursday, October 4, the following actions were taken: 2019 Budget Draft The Board approved the 2019 Budget Draft to be sent to homeowners for their input. Items Approved Between Meetings The Board approved the purchase of a fire sprinkler air compressor for the Fitness Center in the amount of $3,981.22; the Board approved the Insurance Renewal premium in the amount of $63,147 per the recommendation of the Insurance Committee; the Board approved an ad hoc committee for a community Facebook page; the Board approved Tim Weis for the Outstanding Performance of the Quarter Award for the 3rd Quarter of For an emergency call 911, not the Tidewater Gatehouse

2 First Service Residential Message Chelsa Fenner, CMCA, Property Manager In early October, I had the honor to attend an event called L.E.A.D.S. that is organized by FirstService Residential. This event allows industry professionals to meet and go through training to further develop our service to our clients. L.E.A.D.S. stands for Learn, Evolve, Achieve, Deliver and Succeed. I am constantly trying to learn, evolve, achieve, deliver and succeed so I can be the best manager for this community. At this event, our Tidewater Community was recognized for the volunteers, management and service providers coming together and doing such a fantastic job during the storm! It was a great event to be a part of and I will continue to pursue educational training to expand my skillset. After doing some post-florence inspections, I have noticed pine straw on many of the roofs and clogging gutters. Please be mindful of this, as the pine straw can damage your roofs. An blast went out in October about the Storage Yard Lottery. The forms are due Saturday, November 10, so please remember to submit yours. If you want more information on the Storage Yard Lottery, please get in touch with me. Our 2018 Annual Meeting was wonderful. I would like to congratulate Roger Quinn and Dave Chambers for being chosen to serve on the Board of Directors. Tidewater has a wonderful group of volunteers who genuinely care about each other and the community as a whole. Please note that there should be no dumping anywhere in Teal Lake Village. We have received notification that there has been unknown outside contractors dumping in their facility. Please remind your contractors to haul off any worksite debris accordingly. If you would like to begin receiving blasts, please contact me at chelsa.fenner@fsresidential.com or at Tim Weis - Outstanding Performance of the Quarter Chelsa Fenner The TPCA Board of Directors selected Tim Weis for the Outstanding Performance of the Quarter for the third quarter of Tim grew up in a household of five children in Baltimore County, Maryland. He began working when he was just ten years old (a paper route) and never stopped until he retired in Tim spent nearly 45 years in advertising, starting in print sales for the Baltimore Sunpapers, then radio sales and sales management with Metro Media Broadcasting, followed by a few years as VP and Director of Sales and Marketing for Metro Networks and then ending his career with CBS Television, spending the last 30 years and retiring from WJZ TV in Baltimore. He met his wife, Cathy in 1965 when he was home from basic training and working in a pizza shop. They were married in 1967 and by 1971 had a family of two boys, Tim, Jr. and Mark. Tim and Cathy vacationed on the Grand Strand for over twenty years, always making the Tidewater Golf Club a must play. Therefore it was really no surprise that they purchased their lot in 1998 when the Bluffs was nothing more than dirt roads. They would visit the lot every year thereafter when they played golf here and confirm that Tidewater was where they wanted to settle. 2

3 Finally, in 2011, Cathy retired and they put their house up for sale and when it sold, Tim faced reality and asked, Does this mean I have to retire and we are going to build in Tidewater? They did build the following year in 2012 and have never looked back. Both are so happy to be here and if they have a complaint, it is that they are too busy! Tim won this award because he is involved in many activities. He is in his fourth year as a member of the Recreation Committee as they asked to have his term extended by a year; he is a member of the Security Committee; entering his third year on the Nominating Committee; he is a Good Samaritan which is part of our Emergency plan; and he has been managing the advertising sales of our newsletter since we changed publishers last year. This has considerably offset our printing and distribution costs. Tim loves living in Tidewater and could never have imagined that retirement would be so busy and such fun! 4 Condo Corner Teal Lake Village, Heron Lake Villas, and Lighthouse Point Villas Derek Sarver, Community Manager Joanie Heavey-Frank, Administrative Assistant We all did exceptionally well with communication throughout Hurricane Florence, so I would personally like to thank everyone for reaching out to me, and to each other during such a chaotic time. Everyone really pulled together on many levels, including the bucket drive, cleanup, communication, and just assisting neighbors. Our properties were extremely lucky to avoid damages, and our post storm clean-ups have been exceptional. You will continue to see touch ups on the properties throughout the next month, but it will be wrapped up quickly. This is the reason that the Tidewater Communities stand out from the others, and every resident is proud to be a part of that family. We continue to send blasts to all homeowners with special announcements, upcoming events, and other information that is of vital interest to you. If you are not receiving blasts from your condo association, please contact Joanie Heavey-Frank, Administrative Assistant, and she will assist you in receiving blasts. In addition, if you have changed your mailing address, address or phone number, please let Joanie know. It is always good to periodically check in to make sure all contact information is up to date and accurate. Joanie can be contacted at joan.heaveyfrank@fsresidential.com, and A good thing to be aware of as a condo owner is the age of your water heater. This is something that can easily be overlooked or forgotten, but it is a very important factor to inspect and know. The older the water heater, the more likely it is to break down. As a general rule, a tank type water heater will last, on average 8 to 12 years. If you see rust or corrosion on the tank, spot a small leak, or if the tank is lukewarm or cold to the touch, it may be a good idea to have someone come out to take a look. You can typically find the information regarding the tank by the warning labels, next to the energy guide. If you cannot find the date, contact the manufacturer directly. Some water heater manufacturers offer multiple brand names that use a similar coding system. Customer service may be able to research the serial number on your unit. We want to encourage you to perform necessary preventative maintenance as well. We want to remind you to be proactive with these types of responsibilities in order to prevent dangerous situations, and to save homeowners from larger issues that end up costing money. Teal Lake Village Please be sure to update your address with the office, and register for an account on so that you may receive notifications regarding ongoing issues, updates, and more. Your will be used solely for communication from the Teal Lake Village Community Manager, and will not be given out to any third party. The Teal Lake pond pump has been fixed, so irrigation will now continue as normal, and thank you to everyone for your patience in this matter. You will continue to see trees being removed, and sprinkler heads adjusted throughout the month. Also, please be aware that there have been sightings of what may be coyotes. The reports have been a single canine, but these are typically pack animals, so be cautious with your pets. Please be aware that if you are thinking about painting your condo s interior, you need to be sure that the sprinkler heads remain untouched. Sprinkler heads that have been painted over must be removed and replaced at the owner s expense, and can run quite a bit of money. Be sure that you inform any third party of this information as well prior to painting, as the liability would still fall on the home owner. Parking lot re-sealing will be coming up soon, so please bear with us as this completed. We will make sure that everyone is aware of parking schedules and sections as they are decided, and will mark these accordingly. The next board meeting is for Thursday, November 8 at 4 PM in the Cassels Building, so please come out and join us if possible. Thank you to everyone who voted, and everyone who came out for the annual meeting. Congratulations to Rick Munton, who was reelected as the Teal Lake Village HOA President. Please congratulate and welcome Eleanor Gordon as the new Teal Lake Village HOA Treasurer. Pest Control is set for Friday, November 2. (Do reach out to the office if you run into issues between visits.) Heron Lake The Heron Lake Villas HOA Board of Directors is doing a fantastic job, and it is really nice to see such a hands on group effort with the community. Thank you to Marlin Dawdy for all of his help, and his hard work as the previous Heron Lake Villas HOA President. Don Holmberg has since taken the presidential reigns, and is already doing a great job with everything as well. You will notice some ongoing storm cleanup throughout the next month, mostly being tree removal and maintenance. The parking lot storm drain areas are still set to be repaired this fall, but prior to beginning, we will be sending out notices, marking the lots, and communicating information to streamline the project. I have recently received calls regarding the outside lights by the elevators remaining on during the day, but we have checked them all, and it seems to have just been moisture blocking the sensors. Pest control is set for Friday, December 7. 4

5 Lighthouse Point Villas The Spectrum contract was submitted and put into place, but before you set anything up, please check with our office, or with the Spectrum bulk department. There are many types of equipment, and adding the incorrect one can trigger substantial monthly charges. You will want to have Spectrum go through the account prior to pick-up or installation, and be 100% certain that no charges will apply. We will be sending blasts with information as it becomes known, but please reach out to the office with any questions or concerns. The roof project was completed on building 43, but you will see some workers this month, as they finalize the diverter flashing. The reserve study inspection was recently completed, and we should see the results delivered by the first of the year. The irrigation system is going to be evaluated and repaired over the next few months, but it should not impact traffic flow or accessibility to units. You will also be glad to know that the landscaping has been drastically addressed, and the property looks fantastic. We will continue to see progress throughout the remainder of this year, and more cut backs coming soon. Pest control contracts have been signed, and will be seen throughout the property this month. 6 With the cooler months approaching, the BOD would like to remind all owners that they should adjust their thermostats to avoid frozen pipes. It is requested you set a minimum thermostat temperature of 60 degrees during the winter months and we suggest opening the cabinet door underneath the kitchen sink to allow air to circulate. This is especially important for owners who will be traveling over the upcoming holidays or who are not here full time. THE CLUBHOUSE VILLAS HOA Jimmy Nevarez, Association Manager, CMCA, As we all are aware, hurricane season is underway and has been very active thus far this year! Here are some tips and tricks to try to keep damages to a minimum, should we experience any additional storms during this 2018 season: Be sure to secure your belongings as quickly and as safely as possible in order to prevent them from becoming potential projectiles. Remember, it does not take hurricane-strength winds to cause property damage. Reduce the potential of property damages, i.e., remove all items from your rear deck and store inside your dwelling. If you have anything hanging on your exterior door(s), please remove and relocate inside your dwelling, along with any type of planters/furniture that may be in the front of your unit as well. If you rent your unit, please make arrangements with your rental agent beforehand to make sure all items are removed from your balcony or patio. If you reside in your unit, please make sure you remove or secure all of your items on your balcony or patio. If you do not rent your unit, please make arrangements with someone locally to make sure items are removed from your balcony and your unit is secured. If a key is needed to access your unit to perform this task, a written request from the owner must be submitted to the managing agent granting permission to release a key. Be sure to lock and secure your patio/balcony/storage doors. More importantly, know what all your local evacuation routes are and leave in plenty of time! Design Review Board Ed Boyer, Chairperson As I am sure you have already read in the President s and Property Manager s reports, as a community we were very lucky that the impact of hurricane Florence was minimal and the clean-up efforts are basically completed. Although the storm has passed, there are a few after storm related items to be aware of, specifically: Remember 1 - To ensure your projects are reviewed in a timely manner, all applications must be received the Monday prior to the next scheduled DRB meeting. 2 - Ask Before You Act! The DRB is always available to answer any questions you may have. Contact us at drb@tiedwaterhoa.org. 1 - While the DRB granted a temporary modification to the existing tree removal policy to allow for storm damaged trees to be removed without prior approval, that period has passed and our standard tree removal policy is again in effect. So, if you have any trees that require removal, please make sure your application for tree removal is submitted to the DRB at least one (1) week prior to our regularly scheduled meeting. 2 The DRB Standards, Volume I specifies that Hurricane Protection Shutters may be installed when a hurricane watch or warning has been issued and must be removed, rolled up or opened (depending on type) within ten (10) days of hurricane exit or warning. If you have not removed the shutters that were put up for protection during hurricane Florence, you should do so today. 8 Recreation Committee Joyce Macphee, Secretary Mother Nature has been fickle with us from a cold winter to a wet summer and a windy fall, but most in Tidewater have weathered the storms. A common trait among residents is our willingness to help others, so as this tradition continues perhaps a celebratory night out is in order. Upcoming Events: Saturday, November 10 Dancing for the Troops will begin when the doors open at 5PM. This year we will continue with the format that was kicked off in 2016 to make for a more entertaining and enjoyable evening for all. Our program will begin at 5:15PM with dinner at 6PM. Dinner will consist of: tossed salad (Ranch and Italian dressing), potato salad, ribs, southern fried chicken, scalloped potatoes, mac & cheese, sautéed green beans, baked beans, dinner roll with butter and strawberry shortcake and peach cobbler with ice cream for dessert. Sweet and unsweet iced tea and regular and decaf coffee will also be provided. Please bring any other beverages of your own to drink. As an added attraction Motown and toe-tapping dance music will be provided by the Fat Jack Duo from 6:30PM to 9PM. So, please come prepared to dance the Tidewater night away. Yes, there s more. We will have a Chinese Auction to raise money for the Grand Strand Blue Star Mothers. For those of you that do not know, this organization provides and sends many needed items to our troops serving abroad. You may participate in the auction as much or as little as you would like. Tickets for the AUCTION will be $15 for 12 tickets or $2 per ticket. 50/50 TICKETS will also be sold at $5 for 6 tickets or $1 per ticket. The cost for this wonderful evening is only $18 per person. Please follow the reservation procedure at the end of this article. Don t delay, this popular event fills up rapidly! Sunday, November 18 Free Concert! This concert was originally scheduled in September but had to be changed due to Hurricane Florence. Composed of local talent, the Over the Hill Garage Band will perform, weather permitting, outside in front of the Amenity Center from 3PM-5PM. Bring your beach chair, snacks and beverage of choice! In case of bad weather, the concert will be brought inside, where chairs will be provided. Friday, November 30 Trim the Tree at the Amenity Center begins at 6PM. Music will be provided by Duster. The format for this event has been changed and heavy hors d oeuvres and desserts will be provided by A & A Catering. The cost for this event will be just $5 per person. RESERVATIONS MUST BE MADE FOR THIS EVENT. Please follow the normal reservation procedure as printed at the end of this article. No reserved seating for this event will be accepted. Reservations are currently being accepted. Tune up your singing voice for the traditional Christmas carol sing along. If you are new to the neighborhood or have not attended this event previously, please bring an ornament with your name on it to hang on our community Christmas tree. Looking Ahead: Monday, December 31 The Tidewater New Year s Eve Party will be held at the Amenity Center featuring music by The Tonez from Salisbury, N.C. The Tonez is an 8 piece band that plays a mix of Oldies, Motown, Rock and Roll, Country, Funk, R & B and Beach music. For more information on the band, go to thetonezlive.com. A delicious meal consisting of prime rib with mushroom sauce, baked salmon with spinach and baked ham with pineapple glaze, along with tossed salad, au gratin potatoes, macaroni and cheese, carrots and green beans will be furnished by A & A Catering. Peach cobbler and strawberry shortcake are the desserts with tea and coffee provided. A champagne toast will be provided at midnight. Please bring any other beverages that you would like. Appetizers will be served at 7:30PM, followed by dinner at 8PM. The Band will play from 9:15PM to 12:15 AM. The cost of this event will be $50 per person with champagne provided at midnight. Reservations will be accepted beginning November 5. This event will have reserved seating, so follow the reservations procedure as printed at the end of this article, and please sign up early, as this event sells out quickly. 9 Looking Back: On Wednesday, September 5 the Tidewater Recreation Committee hosted Ride N Dine, As an added feature there were four planned stops along the way: hole 6, manned by the Bonners and the Wynkoops, not only provided beer and snacks for our riders but invited them to join their party for the Aldingers and Quagliettas who were celebrating their 60th wedding anniversaries (pictured below); hole 9, manned by the Macphees who served great wine and snacks and plenty of good conversation; hole 11, starring the Mosses, where we were treated to the best Bloody Marys on the Grand Strand (okay, maybe the best on hole 11 but they were very good) and more snacks; and hole 12 manned by Cathy Weis who provided an assortment of chocolates and a ticket for each rider for four drawings at dinner for one gift certificate each to be used at the Grille or pro shop. Following the ride portion of the event we gathered at the Grille for more cocktails and dinner. We on the Recreation Committee were very pleased to see so many new faces at this popular sold-out event. Since only about 100 people can be accommodated due to the limitations of seating and golf carts, we recommend that you sign up early next year, especially those of you that contacted us too late to be included. We d sure like to see you there next year. Reservation Procedure: Please read below to sign up for an event! If you have ideas for additional activities you would like the Recreation Committee to entertain, please submit them by to recreation@ tidewaterhoa.org. We value your input! For events where reserved tables are available, payments for a full table of 10 must be included in one envelope. If you are not part of a reserved table, you will be assigned to a table with others. A Reflection As I Begin A New Term in Office Roger Quinn, TPCA Vice President I paused the other morning to recall the last fifteen years Barbara and I have lived in Tidewater. It was never our intention to build here. Then one evening while on vacation we stopped at the Grille. It was packed to celebrate Halfway to Saint Patrick s Day. Folks invited us to join them. We enjoyed the evening. The next morning, we decided to move here. Tidewater is a unique community, thanks to the enthusiastic contributions and generosity of our residents. Their spirit, pride and teamwork comprise Tidewater s essence. Recently, I asked a friend what motivated him to join one of our committees. Without hesitation he said: It was time for me to step up and volunteer. From my perspective there is no material way to measure Tidewater s quality of life. Time after time, neighbors have stepped forward to assist someone who has fallen ill or lost a loved one. When a need arises folks are on call to prepare meals, maintain yards, provide rides, and so much more.
