4 EXECUTIVE SUMMARY The project is a proposed 36-lot single-family subdivision. The landowner has engaged the civil engineering firm of D.S. Thaler and Associates, who have completed substantial engineering on the property and received hearing office approval for 36 single-family lots. The seller wishes to enter into an agreement with a developer/builder who will complete the engineering and settle at record plat approval. The property is located on Chapman Road, a tranquil and ideal location for a community targeted towards a value-oriented purchaser who wants more than just a run-of-the-mill home. Several large lot subdivisions in the area Mardella Run and Granite Overlook were priced substantially higher than the pricing expectations for the subject property. It is expected that homes on Chapman Road will sell in the mid $400s, while homes in the area s large-lot communities were settling in the $600Ks. The Hoffmaster property represents the last farm in the area zoned for development with access to public utilities. The property has easy access to Liberty Road, offering shopping and dining just a few minutes drive (or walk) to the north. And, Offut Road to the south transitions into large-lot, established homes and farmland, giving the south end of Chapman Road a tranquil, neighborly feeling. Via Offutt Road, it is a ten-minute drive to the Howard County line, and the property is less than three minutes to Owings Mills Blvd, providing quick access to I-695. The area immediately surrounding the property is characterized by established homes, quiet roads, and mature trees. The neighborhood will strike home buyers as a quiet, pleasant, safe place to walk a dog or ride a bike. Adequate facilities include currently-open school seats and available connections, with capacity, to public water and sewer. 5 OFFERING TERMS & CONDITIONS Price This property is being marketed at $50,000 per partiallyengineered building lot, for a total sales price of $1,800,000. Deposit The buyer will release to the seller an option fee in the amount of 10% of the contract purchase price at the completion of the due diligence period. Due Diligence Period Settlement The buyer will have a 90-day study period from a fully-executed contract of sale or other agreed upon period. As agreed between parties. Brokerage Commission A fee is being paid to Maryland Land Advisors to market the property; however no provision has been made to pay other brokerages.
