7 LOCATION Emerald Hill Farm is located on the northwest side of Greenville, NC, approximately 15 minutes to renowned medical facilities. This property is ideal as a private estate or offers incredible development potential with its prime location close to a vibrant city and a large university, with easy access to medical facilities, shopping, restaurants, cultural events, and recreational or sporting activities such as golf and boating. Highway 264, which is easily accessible from the Farm, forms a belt line around the norther half of of Greenville, making for a quick trip to the other side of town and easy access to the beautiful coastal area of North Carolina. Construction on the western portion of the belt line has just begun, opening up substantial growth opportunities near the Farm. Another advantage is that a new highway is being constructed from Vidant Medical Center to the East Carolina University campus, making it even easier to commute into town. The farm is about 14 miles from Highway 264, a direct route to Raleigh, about minutes from I-95, 10 miles from Greenville s Vidant Medical Center, and 13 miles from downtown Greenville and East Carolina University. LAND/DEVELOPMENT The land consists of 230+/- acres of high, rolling property naturally dropping and bordered and protected by a creek plus additional privacy landscaping. About 1/2 of the property is cleared and 1/2 in lovely woods in which wide riding and walking trails are maintained regularly. The land enjoys abundant wildlife and offers excellent deer, turkey, dove and duck hunting. The property is gated, with a ¾ mile paved road reaching the barn. The Farm consists of two properties that are separate parcels, Phase 1 and Phase 2. Phase 1 of the development, the original farm consisting of about 140 acres, was purchased in parcels in 2006 and 2007, is fully surveyed and has a county approved development plan in place. This plan provides for 11 residential parcels, most of them in excess of ten acres each, plus a 30 acre parcel occupied by the equestrian center. This is the portion of the Farm that has been developed, with a paved road, underground utilities, landscaping, fencing for pastures and privacy, and a fully functioning, well established and successful equestrian center. The layout of the equestrian center, the roads and the residential parcels was designed by Joe Martinolich, an internationally known designer of equestrian facilities, who played a large role in designing the famed Kentucky Horse Park. No homes have been built on the property at this time. Phase 2, the adjoining farm consisting of about 90 acres, was purchased in 2015 and is ¾ surveyed. The northern boundary is not surveyed, but is scheduled for completion in early A development plan for this parcel has been prepared by Joe Martinolich but the plan has not yet been submitted to the County for approval. The proposed plan includes 15 additional multi-acre residential lots on the main Farm, with a separate lot across a small road of approximately 11 acres. All lots can be divided into smaller lots, although that would require county approval and additional infrastructure.

A draft of restrictive covenants are complete, but they have not been finalized or filed with the deeds. They could easily be revised by new ownership. BARN The barn and the lot layout for the land were designed by Joe Martinolich of Lexington, KY, the same architect who helped design the famous Kentucky Horse Park, along with other equestrian facilities worldwide. Designed for both beauty and function, with low maintenance, the barn consists of masonry construction with stone and hardi-plank exterior. The stalls are oversized with upgraded, European style stall fronts by Lucas Equine, measuring 12x16 feet each. They feature Nelson Automatic waterers and Stable Comfort padded stall floors.
