2 Strategic Solutions: Member Restoration, Master Plans Since 1996: Drainage Design, and American Society of Safety Analysis Golf Course Architects Dec. 29, 2017 BINGHAMTON COUNTRY CLUB GOLF COURSE MASTER PLAN Our firm was retained to review Binghamton Country Club, and to make recommendations in the form of a Long Range Golf Course Master Plan. This will help the Club in positioning itself within the Binghamton golf market in order to maximize its potential for financial success. This study is not intended as a comprehensive business plan but rather as a golf course study. This Plan identifies design changes on a hole-by-hole basis and allows the Club to implement these changes over the years as funds permit. The golf course was analyzed with the help of a recent aerial photograph, and by touring and playing the golf course. This Master Plan is the result of a few months of group effort, discussion and ideas. The group consisted of: Jim Peduto - Past President; Carolyn Mancini - green chairman, now President; Joe Mancini; John Martin; Rick Keding (PGA and GM); Rocco Greco (golf course superintendent); and Tim Titus and Tony Baker assistant superintendents. We met several times to review plans, we played the golf course, and on Oct. 18, 2017 made a presentation to membership (about 30 to 0 attended) before this final Master Plan was completed. Course History Binghamton Country Club's golf course was designed in 1921 by the famous A.W. Tillinghast. The Tillinghast Association website who's mission statement reads " The Tillinghast Association was founded in Its primary goals are to share the accumulated research and knowledge on A.W. Tillinghast -- his fascinating life, his remarkable golf courses, his charismatic and humorous writings, and his foundation principles to Modern Golf Course design and construction." Here are some excerpts concerning Binghamton CC and Tillinghast as shown of the Tillinghast Association website - "Recognized as one of the twenty oldest country clubs in America, Binghamton Country Club was organized in April 1889, originally as the Broome County Country Club, and with a clubhouse and a six-hole golf course, west of Binghamton. Fifteen years later, the club incorporated, was renamed the Binghamton Country Club (BCC) and constructed a nine-hole course and clubhouse in Endwell. After World War I, the club hired A.W. Tillinghast to explore the possibility of expanding its existing nine-hole course or to find a new location for its clubhouse and golf course, which would be designed by Tillinghast. In October of 1920, Tillinghast came to Binghamton and was shown a number of sites for a proposed golf course. Apparently, certain members of the BCC Green Committee championed their favorite sites, but Tillie s genius and professional integrity were uninfluenced." Albert Warren Tillinghast ( ), known in his day as "Tillie the Terror," was an outstanding golf architect and one of the most colorful characters in the history of golf. The only child of a wealthy Philadelphia couple, Tillinghast was a spoiled, pampered youth. 3 , ASGCA - Binghamton Country Club - Golf Course Master Plan - Dec. 29, Page 2 At the age of 20 Tillinghast abruptly left the band of ruffians, joined a more refined social circle and married a lovely young woman named Lillian. He then worked hard to develop an aristocratic image. He took on the trappings of a connoisseur and raconteur, collected beautiful pieces of furniture, china and art and wrote self-published novels full of maudlin prose. He lived the life of a sportsman, dabbling in cricket, billiards, polo and bridge. Tillinghast became enthralled with golf during a visit to St. Andrews, Scotland. He took lessons from Old Tom Morris and returned each summer for several years to visit the grand old man of the game. In the States Tillinghast competed in the U.S. Amateur on several occasions between 1905 and 1915, acquitting himself well in matches, he lost to such golfing luminaries as Walter Travis, Chandler Egan and Chick Evans. In 1907, at the behest of Charles Worthington (who had made a fortune with his pump company), Tillinghast somewhat audaciously laid out a golf course on the Worthington family's farm at Shawneeon-Delaware, Pennsylvania. He was 32 years old. It was the first honest work Tillie had ever done in his life, and he found that he not only enjoyed it, but also that he was good at it. He formed a design-andconstruction firm that immediately became a success, and Tillinghast was a millionaire from his own efforts by the mid-1920s. He honed his aristocratic image even further during his years as a golf designer. From his home in Harrington Park, New Jersey, Tillie routinely rode a chauffeured limousine to his office in midtown Manhattan. Not one to slave over working drawings and detailed plans, Tillie preferred to tromp through the thick brush of a course site -- always dressed in the garb of a Wall Street banker -- and lay out the course with his perceptive eye and uncanny intuition. During course construction he would routinely appear in his three-piece suit, plant a shooting stick in the shade, settle his bulk on it, sip from a flask and shout directions all day long to the laborers. His glorious career, which included outstanding designs such as Winged Foot and Baltusrol, lasted until the Great Depression, when a series of ill-advised investments left Tillinghast nearly a pauper. He then worked for the PGA of America, touring members' courses and recommending changes. Most clubs were struggling to simply avoid foreclosure and had little need for an expert's keen opinion on the weaknesses of their courses. Still, Tillie dutifully performed his assignments, emphasizing the savings that could result if clubs followed his suggestions. Tillinghast gave that up after a couple of seasons and, figuring that Hollywood was the last bastion of wealth in America, moved to Beverly Hills and opened an antique shop. His own family's furniture and art collections supplied most of the stock. When the venture failed, so did his health. Tillinghast was an accomplished artist and prolific golf writer as well as an architect. He also coined the word "birdie" to describe a golf hole shot in one less stroke than par. He was a frequent contributor to Golf Illustrated of pre-world War II days and for a short time before its demise served as editor. Many Tillinghast courses have hosted major PGA and USGA championships: the East and West courses at Winged Foot GC (1923); Upper and Lower courses at Baltusrol GC (1922); the Black Course at Bethpage State Park, site of the 2002 U.S. Open; and Quaker Ridge CC (1926), and San Francisco Golf Club., ASGCA a member of the American Society of Golf Course Architects has been providing golf course design services since Stephen has a 5-year degree in landscape architecture at Syracuse University and a turfgrass degree from Michigan State. Nationally, the firm has done some form of renovation at over 300 golf courses and designed 20 new golf courses. Some of the new golf courses are Hiland Golf Club, Glen Falls, NY, Blue Heron Pines, McCullough's Emerald Links at the Jersey shore, Scotland Run, The Architects Club, Manhattan Woods (with Gary Player), and The Links of North Dakota, which was rated as high as #8 in Golfweek s top 100 Modern Golf Courses in the Nation. Stephen has completed Master Plans for other Tillinghast designs such as Shackamaxon CC in N.J., Hempstead G & CC on Long Island and Lakewood CC outside of Cleveland, the only Tilly design in Ohio. Recently Stephen completed the implementation of a Master Plan for Canandaigua Country Club. Also in Upstate New York renovating Stephen has renovated Skaneateles Country Club and Shaker Ridge in Albany.

Magazine Philadelphia, Pa. Links at Union Vale - #5, Poughkeepsie, New York Master Plan Analysis This Master Plan booklet analyzes the course in all aspects, and makes recommendations for improvements. This first written portion reviews criteria for design, followed by an 11" x 17" overall pullout drawing of the entire golf course. Hole-by-hole plans then follow showing all improvements that are the final recommendations of this Master Plan. Following the final hole-by-hole recommendations is an appendix of other ideas the Master Plan committee considered but rejected because they thought what we ultimately chose was the better idea. The booklet concludes with construction cost estimates for each hole and the architect's suggested priority schedule. Remodel, Renovate or Restore? - My first question was, does the Club want to do a full faithful 'restoration' of what Tilly designed (many clubs have done this: i.e., Aronimink a famous Donald Ross course in Philadelphia has put back bunkers that are only 80 or 100 yards from the middle tee). However most clubs decide to do what is called a "sympathetic restoration' meaning what would the original golf course architect do today knowing what the game is like today. The Committee said no to the full restoration, they as well as all the members who attended the powerpoint presentation said they wan to keep Tillinghast design character but keep the golf course playable and for today's game. So the following written portions as well as the plans will depict: removing of trees to widen the landscape and create vistas of the golf course, widening of fairways (note Tillinghast and Donald Ross designed there fairways to be 0 to 60 yards wide), mowing putting surfaces to their original design sizes and adding some fairway bunkers. As for bunkers, the Club has his design plan which shows many more sand bunkers that actually exist on the course (see 'strategy' on next page and 'sand bunkers' on the following page

5 , ASGCA - Binghamton Country Club - Golf Course Master Plan - Dec. 29, Page Basic Analysis - We as golf course architects set the following priorities at the beginning of the Master Plan study: 1. Safety 2. Maintenance and Drainage 3. Playability. Strategy 5. Aesthetics Safety - is the most important issue to consider at any golf facility. Binghamton is a very safe golf course. The only few areas that could be a concern are addressed by planting a few trees (such as on the front right of the 5th tee in relation to the th fairway). Also the 15th hole is a blind tee shot and if modern equipment existed when Tilly did BCC it would not be a blind hole. Maintenance - Binghamton is one of the top 5 best-maintained golf courses I see on a yearly basis (and I see about 100 courses a year). The few issues that could be improved are drainage and tree shade. The maintenance facility could be more attractive in terms of the view of it from the golf course - painting all the building and trim work dark green (forest green) would help. Playability - Binghamton is a highly playable golf course. It does not seem to be very long when you first look at the scorecard but it plays much longer. And it plays much longer because it actually is longer. The scorecard currently reads; men's tees all Par 71 are; Blue - 6,222 yards, White - 5,992, Green - 5,539, and Gold at 962. The forward tees; Red 5,17 with a par of 7 and Red Tees Up with a par of 71 at,922. However the Master Plan committee (thanks to Eric Strom's assistance) re-measured the golf course using GPS and it is longer. The overall Blue Tee measures 6,377 (155 yards longer) and the White measures 6155 (163 yards longer). Please note yardages on the hole-by-hole drawings indicate existing yardages as shown on the scorecard. The Master Plan proposes a few new back tees, new senior tees, as well as a few new forward red tee ups. While the par would remain the same the Master Plan proposes to change the colors of the tees as follows: Blue Tee becomes the Black Tee, White Tee becomes the Blue tee, the Green Tee becomes the White Tee and Gold Tee becomes the Green Tee (there would be no Gold tee). With the proposed new tees built overall yardages and correct GPS yardages would be Black - 6,31; Blue - 6,157; White ; Green - 966; Red - 523, and Red Tee Up Please see proposed scorecard in back of this booklet. The color changes go along with the USGA 'Tee-it-Forward' initiative to get golfers to play the courses shorter for a getter score and a faster round. This suggestion has been successfully implemented at many golf courses we have suggested this and once the membership gets use to it they love it. Scorecards are better and it normally results in a 10 to 15 minute faster round of golf. Strategy - Strategic design means risk and reward and is synonymous with A.W. Tillinghast. Binghamton however is very lacking in the diagonal fairway bunkers that Tilly was so famous for and it is these fairway bunkers that truly set up a golf hole as a strategic design. At BCC Tillinghast's fairway bunkers that are indicated in his design are either completely none existent or were shaped but sand was not put in them, they are simply grass hollows. This not putting in the sand was somewhat common of golf courses that were built in the 1920's ('the golden age of golf design'); if construction costs went over budget the clubs would tell the architect to go ahead and shape the bunkers but simply seed them and they would come back in a couple of years to put the sand in. But then the Great Depression hit and many clubs never got around to putting in the sand. A perfect example of this is Lakewood CC (a Tilly design) outside of Cleveland. While developing the Master Plan the new General Manager found minutes from a meeting when the golf course was under construction, and sure enough they had told the architect to go ahead and shape bunker and they would put sand in them in a few years. Well I was there 8o years later and still there was no sand. We either put the sand in or actually shifted the bunker so it would be more update for today's longer hitter. Simply put Binghamton CC's golf course lacks fairway bunkers. Most Tillinghast designs have from 1 to fairway bunkers per hole. The Master Plan proposes a few changes on only a few holes to update the course for today s game and equipment. The Master Plan also proposes a few back tees to challenge the very long hitter. The Plan also recommends some new fairway sand bunkers or the slight shift of a fairway sand bunker anticipating what Tillinghast might do today.

6 , ASGCA - Binghamton Country Club - Golf Course Master Plan - Dec. 29, Page 5 Aesthetics - Binghamton is a very pretty course with beautifully designed green-side sand bunkers, majestic trees and beautiful flowering trees. The flowering trees in spring help start the season much like Augusta does. The Master Plan proposes planting a few more trees, both flowering and hardwoods, for aesthetics as well as safety. But it is more the addition of fairway sand bunkers which will give the golf course the typical 'wow' aesthetics of a Tillinghast design. General Golf Course Analysis The Binghamton Country Club is on terrain that is flat in some areas yet rolling in others, and several fairways are lined with large mature trees. The greens at Binghamton are very typical Tillinghast greens. The sand bunkers are classic Tillinghast bunkers with many set at a diagonal to play. The Master Plan recommendations are to improve the golf course for today's game by making it more challenging to break 75 yet at the same time easier to break 100. In addition the Master Plan proposes a new short game area for its members. All of the suggested improvements will greatly enhance both the beauty and strategic value of the golf course. Hence this Master Plan proposes to build a handful of diagonal fairway sand bunkers to emphasize the Tilly look. The following briefly summarizes the basic golf features of Binghamton Golf Course. Greens - The majority of putting surfaces are in the Tillinghast style with long upward sweeps on the outer edges of the greens. The slope on some of the greens is basically very good especially at the speed of the greens that average around 9'6" to 10'6" feet. This is a good green speed for the golfers who play Binghamton - we recommend to try and keep the greens around 10 feet on the stimpmeter for everyday play. One green is too steep that being the 11th and the Master Plan proposes to soften its slope. Also the Master Plan proposes that the greens be mowed out to their original dimensions (Rocco has already started to implement this). Also all of the greens be should be mowed with one or two squarish corners as greens were mowed back in Tillinghast's day (notice squarish corners in photos below of Winged Foot greens designed by Tilly). Sand Bunkers - The sand bunkers at Binghamton are wonderful (in my opinion Tillinghast designed the best bunkers), and they are placed in very strategic locations. Many bunkers are set at a diagonal to play that adds even more strategy to the design. However, BCC lacks the normal amount of fairway sand bunkers Tillinghast designed on his courses (also see 'Strategy' on proceeding page). In his design for BCC Tilly shows 36 sand bunkers. There is only 1 fairway sand bunker on the golf course on #. There are many grass hollows with unmowed fescue grass on the mounds of these 'once shaped to be sand bunkers'. These grass hollows look very nice and the Master Plan recommends keep them. But in order to really play like and look like a 'great' Tillinghast course there must be more fairway bunkers. The Master Plan is proposing 16 Tillinghast looking fairway sand bunkers be built in strategic locations for today's game meaning they should only challenge the longer hitters. Other Tillinghast course we have worked at have many fairway bunkers - Hempstead has, and Lakewood CC in Cleveland had 27 on his plan (although it is difficult to make out it might have been more). At both courses we removed a few fairway bunkers that were very close to the tees therefore only hurting the D players and super seniors. And at both courses we added new fairway bunkers (see photo on page next page of new fairway bunker under construction at Hempstead G& CC on Long Island) to challenge the very long hitters (most of these bunkers were put in at 280 yards from the back tees and 250 yards from the middle tees. Tillinghast designed his golf courses to have beautiful fairway bunkers with most of them set at a diagonal for a 'risk and reward' challenge. For Binghamton CC to truly look and play like a Tillinghast design it must have more fairway bunkers.

7 , ASGCA - Binghamton Country Club - Golf Course Master Plan - Dec. 29, Page 6 Tillinghast's Hempstead G&CC, Fairway Bunkers on #9 New Fairway Bunkers being constructed on par 5-3rd Hole Fairways - the fairway widths are typical of fairways across the United States, yet when Tillinghast was designing golf courses fairways were wider. The Master Plan suggests widening a few fairways, which would make these holes more strategic. The turf on the fairways is very good although in a few locations where we need to improve the drainage, which will improve the turf. Tees - The tees for the most part are in ok shape. Most need to be 'Laser Leveled" - meaning the existing turf is removed, the existing soil is leveled off and either the original turf put back or new sod placed. On several holes (such as #6) there are large trees which are shading the tees making it very difficult for the maintenance crew to grow quality turf. Hence the Master Plan strongly suggests the removal of trees along several of the tees throughout the golf course. Practice Facilities - Binghamton's practice range is very limited in both length and width. The Master Plan proposes to build a better tee with better synthetic turf and to improve the look of the range itself. Mowing in a pseudo fairway with pseudo green will make the range much more attractive. This mowing started back in Sept and it will look very good by the end of Trees - Most of the original golf course was built on farmland with very few trees. There are few original wooded golf holes such as #7, however most of the trees were not there when the golf course was first built. Trees at BCC (as well as throughout the country) where mostly planted during the 1960's and 1970's. There was a national Highway Beautification Program started by Lady Bird Johnson that helped get the billboards off of the US Interstates but then it mushroomed into "Beautify America - Plant a Tree". Most non-private golf courses then used their extra cash to plant trees and golf courses got way overplanted. Fortunately famous golf courses such as Oakmont and Winged Foot started to remove trees in mass to bring back the width of the playing corridors, and open views of other golf holes (that once existed). The maintenance crew had already started to remove many unneeded trees before the Master Plan and will now have a very clear plan on which ones to remove. Drainage The golf course drains fairly well, even thou the soil is somewhat heavy. Rocco's crew has installed drainage and curtain drains (interceptor drains) on a few holes, which help dramatically. The Master Plan calls for additional drainage to be installed on several holes to help keep BCC dry and playable after a rainstorm and especially in the springtime. Cart Paths - The cart paths and their locations are addressed in the Master Plan. Most of the paths are properly located, however in a few cases the Master Plan proposes to shift the path for safety as well as visual reasons. End of Written Descriptions

Our designs are creative and consistent with sound architectural principles, and demonstrate our philosophy of adhering to the course s original design by A. W. Tillinghast while attempting to update the course for the modern game. Almost all of Tillinghast's fairway bunkers that are indicated on his design were either never shaped or if shaped sand was never put in them. BCC needs to add the proposed fairway bunkers suggested in this Master Plan, and if you do the course will look even more like a Tillinghast design than it does now. The proposed renovations will make the course look 'wow' as well as, function better. The Master Plan can be implemented in one year, two years or in as many years as the Club wishes. However we recommend that the vast majority of the plan be implemented in no more than four to seven years. The construction cost estimate for the 18 holes is just over $1,000,000 to implement all the suggestions; this a very low number - most country club Master Plans need 2.5 to million dollars to improve their golf courses. Binghamton Country Club has a great reputation in upstate New York by implementing these suggestions it will grow even more. Hopefully this Master Plan will be the guide for future capital improvements. By incorporating the design changes proposed by the Master Plan, we feel BCC will become an even better course for players of all levels. Our intention is to make the course more challenging for the player trying to break 75, yet easier for the golfer trying to break 100 and for a faster round of golf. The golf course will be even more fun to play, it will be even more attractive than it already is and for today's game it will provide the needed risk and reward shots that make a course exciting.
