Construction on the new shopping centre on the corner of Orsino Boulevard and Calypso Parade is well underway and taking shape! Doors are anticipated to open mid-2016, with a Woolworths and BWS as anchor tenants. Frasers Property Australia has also negotiated leases with a diverse range of retail and services including a café, newsagency, bakery, optometrist, hairdresser, nail bar and florist, along with a medical centre and pharmacy. Taylor Robinson Architects Director Graham Taylor said an important aspect of the design was the integration with the Port Coogee context. The facade treatments and streetscape interface have been considered so as to create an environment that is welcoming and inviting at the pedestrian level, Mr Taylor said. The external design treatments offer the building a local shopping feel and are complemented inside the centre with stone tiling, feature ceilings and skylights. Important amenities for shoppers and workers like a basement carpark, cyclist end-of-trip facilities and parents rooms are also included, while solar power generation and other environmental sustainable design initiatives will help the development achieve its target of a 4-Star Green Star Rating. As well as being a convenient retail centre, the Village Shopping Centre precinct will become a hub of community activity, supporting festivities and restaurants on the waterfront, and providing an important meeting place for locals and visitors. Designed by Bosske Architecture, the Omeo House was named as one of the six best amazing designs of 2015 by Domain. Taking its name from the Omeo shipwreck just off the beach, the home s curves and tall vertical Pacific Teak piers evoke a vessel in dry dock, with a shimmering, two-toned textured glazed brick surface designed to look like a boat hull. Omeo House has become a real talking point amongst locals, and many people have been seen taking their photos in front of it, suggesting Port Coogee has yet another iconic building that is creating attention.

4 Meet the families that call Port Coogee home. The fantastic Port Coogee community continues to grow and thrive as more and more families move in and start enjoying the unique coastal lifestyle and true sense of neighbourhood. Here, two families share their love of Port Coogee, and explain why they are excited to call it home. The Vost family Chris and Amber Vost bought a block in Wanstead Street last year, and are currently building their dream home. Chris has a ceramic tiling business, and Amber owns a hair salon. If that doesn t keep them busy enough, they have three young sons! Romeo is three, Kye is two, and Noah is nine months old. What made you choose Port Coogee? We wanted to be closer to the beach, and we love all the parks around that our sons can enjoy. Chris s parents already live at Port Coogee, so it will be great to have family close by. Do you get a sense of community at Port Coogee? Absolutely! We re not even living there yet but we already have a readymade neighbourhood waiting for us; while we ve been visiting our block, we ve been able to catch up with others who are building there, as well as those who currently live there. And at a recent Frasers Property Australia New Purchasers Night (where we won the door prize!) we met three more neighbours who live in our street. That sense of community is fantastic. What is a typical weekend for you and your family? We love spending weekends in Port Coogee, looking at the progress of our dream home, taking the boys for bike rides around the area, enjoying breakfast at the Dôme on Sundays, and taking the boys to the parks and beach. 5 The Kenny family Joanne and Brad Kenny and their children - Georgia, six years old and three year-old Lachie - have lived in Port Coogee for almost three years. What made you choose Port Coogee? We were attracted to Port Coogee for many reasons. First, the beach and the marina within walking distance, we love walking the kids down and spending the day there. The sunsets and the view, amazing! The open and wide streets with landscaping that don t make the area feel claustrophobic. Do you get a sense of community at Port Coogee? Yes we do feel like there is a good community feel to the area. There are all ages, couples and families. We love our neighbours, we all look out for each other, even have street barbecues together! We would highly recommend Port Coogee to anyone looking for a great lifestyle, we truly love living here and in the near future will only get better as further development gets under way. We certainly enjoy the outdoor life much more living in Port Coogee than where we were previously. We walk, ride our bikes, spend hours at the beach and love enjoying a coffee at the Dome. Top 5 loves at Port Coogee The sunsets some days we have to pinch ourselves, we are very lucky to live here! The landscaping down Pantheon Avenue (love those trees!) The Marina beach, it is such a great and safe place for young kids. The water something very calming about living near the beach, and in summer the kids spend hours splashing and cooling off at the water park. Our street it s super quiet and safe for kids on bikes and scooters. Winners are grinners! We recently held a photo competition. 6 Finance Health with Colin Lamb. Director of Mortgage Solutions Australia Parental Guarantee Loans explained. With Parental Guarantee Loans becoming more and more popular as a way of helping people enter the property market, we threw a few curly questions at Colin Lamb, Director of Mortgage Solutions Australia. Colin, can you explain Parental Guarantee? It s a method of lending shared between two parties the property buyer and their parents. The way I approach it is to split the loan 80-20, with the buyer responsible for 80% of the loan, and the parents 20%. It also has another legal term the Love and Affection loan! Meaning it s a loan based on familial love, rather than financial gain. Who does it suit? A PG is becoming increasingly popular, and not just amongst first homebuyers a lot of our loans are going to second and third homebuyers and investors. Anyone can apply, the criteria being that parents are in a position to be able to service the loan if called upon. The split loan minimises the exposure to the parents, as the guaranteed loan is paid off as principal plus interest, while the larger loan as interest only. It is a much more beneficial outcome to reduce the guaranteed amount, rather than having to call on it. What are the benefits? A PG loan means you need less savings, so when you find the right property you could potentially buy straightaway. It also minimises the usual requirements of a lender s mortgage. Personally, I prefer a PG loan to straight gifting, as it encourages financial responsibility. What are the risks? We don t want to put parents in a position where they ll be forced to service a loan that they can t afford, so as a general rule the parents would be working, and the loan is taken out against the equity in an investment property, rather than the home they occupy. But each application is assessed on a case by case basis, and I personally interview the applicant and the guarantors to ensure everything is open and transparent and all parties understand what the risks and benefits are. Last word? The disclaimer! Everybody should seek independent legal and financial advice before committing. This is not to be treated as financial advice, and does not take into account an individual s circumstances. Frasers Property Australia recently held free digital photography workshops, to encourage Port Coogee residents to get out of auto and take charge! Held over the first two Wednesdays of March at the Port Coogee sales office, and presented by the very engaging Kingsley Klau, an AIPP Professional Photographer, the informal sessions were a great opportunity for locals to get together and learn something new. Those who attended enjoyed each other s company and found the sessions really informative, learning some of the photography lingo and working through topics such as composition and lenses. Some neighbours even got together to do their homework during the week! Yoga with a view. The beautiful foreshore reserve on Socrates Parade was the venue for a series of free yoga sessions held by Sarah on Saturday mornings during the summer months. The 75-minute Vinyasa Flow classes where movement is synchronised with the breath as you move from one pose to the next were well attended and an invigorating way to start the weekend for locals of all fitness levels.

7 Jetty to Jetty Celebrates 20 Years. 13th March 2016 On a beautiful autumn morning on Sunday March 13, the famous Coogee Jetty to Jetty Swim celebrated its 20th anniversary with a record turnout and near-perfect swimming conditions. Hosted by the Cockburn Masters swim club, the Jetty to Jetty is an iconic event and a favourite for ocean swimmers of all ages and abilities. This year s event was the biggest ever, with over 2,000 people attending, 977 swimmers registered to take part across the two distances, and more than 120 volunteers cooking and serving up over 600 hot breakfasts. To honour the special anniversary, organisers also included a Jetty to Jetty Morning Sail aboard the STS Leeuwin II for 75 lucky passengers. The three-masted sailing ship anchored off Coogee Beach and added to the festive atmosphere. While congratulations go to winners across all age groups, Cockburn Masters pride themselves on making this a real community event that is more about taking part than winning the youngest swimmer is just ten years old, and the oldest is approaching his 90th birthday! Somewhere in between those two age groups, ably representing Frasers Property Australia, were Andrew Graham Sales & Marketing Director, and Port Coogee s Project Sales Manager Trent Quinn-Schofield. Frasers Property Australia helps to keep Port Coogee beachgoers safe. Port Coogee beachgoers will enjoy significantly safer shores, thanks to a partnership between Frasers Property Australia and the City of Cockburn whereby Frasers Property will donate over $7,500 worth of rescue and resuscitation equipment to the Coogee Beach Surf Life Saving Club (SLSC). The arrangement also paves the way for the installation of an Emergency Response Point (ERP), a mobile emergency communications device that will help the SLSC identify emergencies at locations not under their direct surveillance. Coogee Beach SLSC President Greg Hancock said it was fantastic to see a company like Frasers Property Australia supporting surf lifesavers and giving back to the local community in such an important way. Thanks to Frasers Property and the City of Cockburn, the new ERP will not only make it safer for swimmers who visit the beach, but will also protect the volunteer surf lifesavers who donate their time to protecting the community, he said.

8 Observations Welcome to the 2016 Autumn Edition of Port Coogee Our Place newsletter! It is so pleasing to see all the activity taking place at Port Coogee; there is an air of excitement, productivity and anticipation across the whole estate. Hard to miss down by the waterfront is the Marina Village precinct, where construction on the new shopping centre is almost complete. We are really pleased at the progress of this project, which will offer the convenience of a full-line Woolworths, pharmacy, newsagent, bakery and other specialty stores. With its cafes and restaurants, the shopping centre will become a vibrant hub, providing the Port Coogee community with an important meeting place. We are all aware of the current economic challenges, and many of us are working harder and longer hours to set ourselves and our families up for the future. But challenge can also mean opportunity, and when the market is in a low cycle, it s the perfect time to make those strategic investments that will reposition the long-term future for your family.
