AF1 Description Potential Roosting Features / Evidence Found Photos Overall Assessment Alston Farmhouse (Grade II Listed Building) large, two storey Georgian farm house with a hipped, slatecovered roof on the main part of the house (front aspect) with several extensions on the rear (north side). Main roof has a king post construction and is lined with sarking. Building rendered externally and has been re roofed within last few years. Main roof void provides large volume roost space (c. (17m x 10m with a height of 4m to ridge) for freehanging bats with uncluttered internal flying space. Roosting sites for crevice bats within mortice joints. Access points into main loft include bat ridge access tiles (installed during re roofing works under licence) and gaps via the eaves. Small number of gaps under roof slates & ridge tiles; Small number of gaps in stonework were mortar missing; Gaps behind fascias where present. Individual Brown Long eared bat seen at apex of main loft; Accumulations of long eared bat droppings (mixed age) found beneath ridge of main roof void as well as scattered within the rear loft. Description Potential Roosting Features / Evidence Found Photos Overall Assessment AF2 Buildings 2 5 (all Grade II listed) are stone rubble built farm buildings which date from early C19 century and are arranged around a central cattle yard. Internal openings provide connectivity for bats between the buildings. Lower room provides dark, sheltered roosting space for free hanging bats (accessible via gaps around doorway on east gable). Not accessed in full. Upper floor more exposed / well lit given the collapsed roof / large opening on west gable (not accessed in full). Potential crevice roosts under slipped slates and ridge tiles, gaps in stonework and in mortice joints. Evidence found (note: access limitations): Small accumulation of fresh GHS droppings found next to large external opening on west gable. AF3 Description Potential Roosting Features / Evidence Found Photos Overall Assessment barn with tarred slate roof (mostly collapsed). No internal access for H&S reasons viewed from external / internal openings only. A two storey barn (formerly used for livestock, now used for storage). Original roof has been replaced with corrugated asbestos with occasional clear panels / roof lights. Lower room provides dark, sheltered roosting space for free hanging bats as a day / night roost (accessible via open doorway on east elevation and through adjoining buildings). Upper floor well lit by roof lights, with no evidence found. Potential crevice roosts within timber cladding on south gable, gaps in stonework and along the ridge beams. Dense ivy growth along west face of building. Confirmed Roost for LHS & GHS and high potential for additional bat species to be present. Barn has wide doorway on higher ground at rear; narrow doorway at front. Used historically for housing livestock, now for occasional storage. Lower room retains original animal stalls. Lower room provides dark, sheltered roosting space for free hanging bats as a day / night roost (accessible through adjoining building 3 / opening on west side). Upper floor considered unlikely to support day roosting free hanging bats given ingress of daylight from large doorway / roof lights. Potential crevice roosts within gaps in stonework, gaps around joists and door / window lintels. Dense ivy growth on west gable wall. No evidence of use by roosting bats found during inspection. AF5 Description Potential Roosting Features / Evidence Found Photos Overall Assessment Threshing mill with iron water wheel at rear (north side) and interior cogwheels. Building kept locked & ground floor room used for storage by Glendinning. Roof trusses appeared to be mostly original, with new purlins & corrugated iron covering. Lower room provides cool, dark, sheltered roosting space for free hanging bats as a day / night roost accessible through adjoining building 4 / gap above door on south side. Upper floor also suitable for free hanging bats, although well lit in places by windows / roof lights (access points include gap above doorway from Building 4, smashed window on south side and open hatch on east gable). Potential crevice roosts within gaps in stonework, gaps around joists and door / window lintels. Dense ivy growth on east gable wall. Confirmed Roost for LHS and high potential for additional bat species to be present. Small accumulations of fresh LHS droppings found in south east corner of ground floor room, and in a similar location in the upper floor room. Incidental record made on 14/10/2014 of a single adult Lesser Horseshoe bat (torpid) seen hanging from floor joist in same location where droppings were seen on lower floor. AF6 Description Potential Roosting Features / Evidence Found Photos Overall Assessment Buildings 6 9 are a group of stone built single storey buildings which date from late C19 /early C20 arranged around a central courtyard. Internal space provides suitable roosting space for freehanging bats (although subject to regular disturbance from current use as kennels) and is accessible via gaps above stable doors on east side. Potential crevice roosts include gaps between / under ridge tiles / slipped slates. Lowmoderate roost potential Building 6 is a small singlestorey former stable block with a hipped, slatecovered roof (unlined), currently used as kennels. Open to ridge line internally. Single storey barn adjoining buildings 6 & 8. Open fronted for much of south elevation with corrugated asbestos roof. Currently used for poultry housing. No evidence of use by roosting bats found during inspection and dense cobwebs within roof void suggest low likelihood of use by bats within internal areas. AF7 Internal space provides suitable roosting space for freehanging bats at night (considered too well lit & disturbed for daytime use). Limited potential for crevice roosts including gap at ridge beam / wall plates. Stonework / mortar in good condition and lime washed internally. Openfronted on north side facing onto courtyard with sections of timber panelling. Eastern end used for housing llamas; western end as storage shed. Much of building too well lit to be used by free hanging day roosting bats, although darker sections were noted at the eastern end and the whole building is suitable for use as a night roost. Limited potential for crevice roosts including gap at ridge beam / wall plates. Stonework / mortar in good condition (lime washed internally) with few gaps recorded. No evidence of use by roosting bats found during inspection. Lowmoderate roost potential AF10 Open fronted lean to pole barn to rear (south) of building 9 with corrugated asbestos roof used for implement storage. Timber cladding on west end of barn. Only suitable for use as a night roost by free hanging bats due to light levels. Stonework / mortar in good condition and opportunities for crevice dwelling bats limited to cladding on western end (but low potential due to being un lined). AF11 Description Potential Roosting Features / Evidence Found Photos Overall Assessment Large modern steel barn with corrugated asbestos roof adjoining building 8 used for storing hay, farm machinery etc. Missing sections of roof allow ingress of light / weather. Only suitable for use as a night roost by free hanging bats due to light levels. Likely to also be used as sheltered flying space for warming up / feeding. No potential crevice roost sites identified. No evidence of use by roosting bats found during inspection. Negligible (night roost potential only) AF12 Large, interconnected modern agricultural barns used for housing cattle / milking parlour. Constructed from single skin breeze blocks with ventilated timber cladding above with a corrugated sheet roof covering containing frequent roof lights. Only suitable for use as a night roost by free hanging bats due to light levels. No potential crevice roost sites identified. No evidence of use by roosting bats found during inspection. AC1 Description Potential Roosting Features / Evidence Found Photos Overall Assessment Alston Cottage a two storey dwelling (late C19) with exposed stone walls except for south west gable wall which has been rendered. Roof was replaced in 2013 (tenants pers. comm.) with mixture of old and new slates used, lined with breathable membrane. Dormer windows present on the front (south east) elevation Loft void measures c. 9m with a maximum height to the apex of 1m. Ingress of daylight recorded around north chimney which could be used as bat access. Opportunities for crevice roost sites include under small gaps under slates and gap between soffit and wall, particularly on front and north east gable wall. Scattered long eared bat droppings (mixed age) found beneath ridge beam inside loft void, including some thought be < 6 months old. AC2 Description Potential Roosting Features / Evidence Found Photos Overall Assessment Grade II listed single storey barn originating from early C16, currently used as a garage. Walls constructed from stone rubble with a large area of cob visible on the front wall. Modern roof structure / timbers with a covering of corrugated iron. Two wide cart entrances on front side, with timber frames / lintels. Western end of barn screened off with mesh up to the ridge to prevent Swallows from nesting in this area (used for storage) and likely also to prevent / deter access to this part of the building for bats. Remainder of barn well lit by large doorways and considered suboptimal for free hanging bats as a day roost, but may potentially be used as a night roost. Numerous opportunities for crevice dwelling bats in between ridge beams, gaps in stonework and cavities around timber door frames / lintels. A small number of (<10) pipistrelle bat droppings were found on a trailer parked in barn, considered most likely to be from a bat feeding at the entrance to the barn (or possibly whilst the trailer was parked outside).
