2 Introductionc In 2006, the sitting Wichita Country Club board of directors committed to leading the club into the new century with a bold vision for renovation and growth not seen since the early 1950s. Since then, a long-range master plan was developed for the entire WCC campus. In 2008 a significant portion of the work was completed; new Murra Room (casual dining), new men s and women s locker rooms, new golf shop, new men s grill, new golf cart storage building with indoor swing training facility and our world-class tennis and fitness center. There have been nothing but rave reviews about the work completed and our commitment to providing world-class facilities has been a catalyst to sustaining membership through an uncertain economic period. WCC VISION STATEMENT Our vision for the Wichita Country Club is for it to be the social, dining and sport club of choice for the area s discerning community leaders, families and individuals. It will be the distinctive club of choice in our area, offering outstanding services, facilities, and activities where members high expectations are exceeded in a welcoming, community-of-friends environment. 2

3 Introductionc The current WCC board believes now is the right time to begin addressing the next phase of our long-range master plan. We would like to bring the swimming pool and golf course bunkers and practice chipping green in line with the same high standard our members deserve and expect. The following pages provide a high-level summary and artist concepts of the proposed renovations and are designed to build energy and support for the project. The proposed renovations include: Swimming pool and pool house Outdoor entertainment areas Bunker renovation Chipping green renovation 3

4 Poolsidec The new pool facility will have something for everyone: a new 25-yard competition pool for our Gators swim team and the dedicated lap swimmer; a resort-style splash pool for those looking for a fun and relaxing way to cool off from the extreme summer heat; a new sun deck with private cabanas for soaking up some sun; and a new, extended-season pool pavilion with improved food and beverage service and casual dining. The pavilion, with Playground & Sports Court Pool Equipment Building Covered Kiddie Pool its outdoor fire pit, will be available year-round for special club events and private parties. Redesigned terraces and walkways will create better connection and flow between the main clubhouse and pool area. We ll also achieve a more cohesive and visually pleasing design aesthetic. 11 Bunkers Fifty-two bunkers currently dot the WCC landscape. Some exist merely for aesthetics, some serve as buffers between holes, some create shot-making challenges and many stand in defense of our greens, ready to capture a misplayed or overly aggressive approach. Unfortunately, over the course of time our bunkers have drifted from their original designs and in many cases from the designer s strategic intent. Most have poor and ineffective drainage systems causing poor sand quality and an inordinate amount of maintenance; this renders them inconsistent and at times unplayable. 14 Golf Architect William Diddelc One of the founding members of the American Society of Golf Course Architects, William Diddel is not one of the most widely known golf architects of his era, but he is one of the most respected. He is one of the few golf architects who transcended the era before the Great Depression (the Golden Years of Golf Course Architecture) and the era after World War II. While he did a good bit of well-regarded work in the 1920s, it was his work at places like Northwood and Wichita Country Club after World War II that established him as one of the most respected golf architects in the U.S. in the 1950s. Diddel is best known for creative routings that made very strong use of the land and the environment. He often subtlety routed holes to make judging wind and slight elevation changes a challenge. His greens were strategically oriented to have a profound impact on angles into greens and playing shots on and around the greens. And his welllocated, naturalistic bunker style incorporated irregular forms and a breaking sand line to present strong visual and strategic interest. 14

The planned restoration will allow us to maintain the course to modern expectations of quality while also adapting playability and strategy to the modern game. It will be a step back in time that the modern player can embrace and a tremendous source of pride. Since founding Tripp Davis and Associates in 1994, Davis has designed a select number of award-winning original designs around the world. The primary focus of his golf architecture practice, however, has been working with historic golf courses around the U.S. to conduct sensitive golf course restoration and renovation projects. 16 Timingc The proposed renovation will begin immediately after the 2015 swim season. The pool complex and the pool pavilion renovation will be complete in time to kickoff the 2016 swimming season. The bunkers and chipping green will be renovated, weather permitting, over the winter months. The total cost of the project is estimated to be approximately $3.8 million including contingencies. The majority of the project cost will be funded by member contributions as outlined in the member voting information and proxy. However, the board does anticipate incurring debt of approximately $1.1 million. Unfortunately, there is no perfect time to undertake a project of this magnitude. But we firmly believe it is our responsibility to continue to elevate the Club experience for our families and the next generation of families to come. We also believe it is necessary for us to continue to adapt our golf course and its playing surfaces to better accommodate the modern game thereby improve playability and enjoyment for golfers of all abilities and significantly reduce maintenance input. 17 Frequently Asked Questions Q. When will the WCC Family Project begin? A. The pool project would begin immediately following the 2015 pool season. The bunker project would begin as the golf season winds down in the fall/winter of Q. How long will the pool project take to complete? A. The new pool and pool house should be complete and ready for use by Memorial Day of We are planning to minimize the impact to members ability to enjoy the club. Q. Will the golf course need be closed to complete the bunker project? A. The bunkers and chipping green projects would be completed over the late fall/winter of We anticipate a minimal amount of down time on the golf course. The bunker construction will not require that the course be closed, though individual holes may be temporarily out of play as construction proceeds. Q. What is the total cost for the WCC Family Project? A. We estimate the project will cost a total of $3.8 million dollars (pool project $2.5MM and the golf project $1.0MM, with $.3MM for contingencies). Q. How much will the assessment raise and how much of the project will be handled with debt? A. The Board estimates the assessment will raise nearly $2.7MM and that the remainder of the project will be handled with debt. Q. I have heard a four-hole short course was considered for inclusion in the project. Why is it not included? A. The Board and Greens Committee determined the bunkers were the Club s most glaring golf need. In addition, both groups concluded making progress toward the Tripp Davis designed master plan for the golf course is the number one long-term priority. The chipping green will also be renovated. It remains the hope of the board that a short course could be constructed. Q. Would it be possible for members to make additional contributions to help fund enhancements or additions to the WCC Family Project? A. Yes. The Board is interested in talking with members who have a special interest in certain elements of the project. This would include the construction of the short 17

18 Frequently Asked Questions (Cont d.) course, creation of new golf practice area or remodeling the East Room to create a wine cellar and private dining room. Q. What will happen if I transfer to a different membership category? A. For purposes of the assessment, all membership categories were frozen as of April 21, Regardless of any transfer, you will be assessed based on your membership category on April 21, Q. If the assessment were approved, how will new members moving forward be assessed? A. Any new member after April 20, 2015 will not be assessed for the 2015 WCC Family Project. Q. How long do I have to pay off the assessment? A. You can pay the assessment in full or over 36 months with an upfront 10 percent fee. Q. Will the initiation fee increase for new members moving forward? A. The Board is committed to not raising the initiation fees for two years following membership approval of the capital assessment. Q. What happens if I have to move in the next year because of work related reasons? A. Any member having paid the assessment in full, whose membership is terminated during the three year period following the assessment, due to either (1) death, or (2) relocation outside the Wichita area such that the member would otherwise be eligible to become a non-resident member, shall receive a refund of a portion of the assessment, as follows: During the first 12 months following assessment 75% During the second 12 months following assessment 50% During the third 12 months following assessment 25% Q. Are members new to the Club paying the same amount for the assessment? A. Members who have joined the club from January 1, 2015 to April 21, 2015 will be assessed at 25 percent of the amount they would otherwise be assessed based upon membership category, per the schedule above. This amount would be increased by 5 percentage points for each fiscal quarter prior to For example, someone joining 18
