6 Real Estate in Fairway Oaks--What s Happening! from Jackie Youngblood, Realtor Keller Williams As you may or may not know, the real estate market is hot and we have experienced signs of a Seller s Market for quite some time now. We learned in Economics that the best time to sell anything is when the demand is high and the supply of that product is low. The National Association of Realtors reports that the Florida real estate market continues to be strong and now is a great time to sell your home. In Pasco County for the month of June 2017, 1266 homes sold while in May 2017, 1277 homes sold. In June 2016, 1060 homes sold. According to the Greater Tampa Association of Realtors, at present, there are 2467 Active listings in Pasco County. At present in Pasco County, there is a 1.9-month supply of inventory while in May 2017 there was a 2.0-month supply of inventory. The Absorption Rate in June 2017 was at 51.3% while in May 2017, it was 49.6%. For your information, the Absorption Rate (Inventory turnover) is determined by dividing the number of units sold during the month by the total number of listings in the MLS. What s happening in Fairway Oaks? Let s look at the Active, Pending, and Sold in the last ninety days. At present, there are two Active listings, four pending listings, and eight have sold. For those sold, the average days on market were 35 days with the average per sq. ft. being $ I believe it would be safe to say that Fairway Oaks is definitely a strong Seller s market. If you would like to know your home value, give me a call at or me at: youngbloodgroup@kw.com. I live on Highway 52 and serve the Hudson real estate market. 6

11 Recipe of the Month: Pumpkin Chocolate Chip Cookies Ingredients: 1 cup (2 sticks) unsalted butter, softened 1 cup white sugar and 1 cup light brown sugar 2 large eggs and 1 teaspoon vanilla extract 1 cup canned pumpkin puree 3 cups all-purpose flour 2 teaspoons baking soda and 1/2 teaspoon salt 1 teaspoon ground cinnamon and 1/2 teaspoon ground ginger 1/4 teaspoon ground nutmeg and 1/4 teaspoon ground cloves 2 cups (12-ounce bag) milk chocolate chips, not semisweet Nonstick cooking spray or parchment paper Directions: Heat the oven to 350 degrees F. Spray cookie sheets with nonstick spray or line them with parchment paper. Using a mixer, beat the butter until smooth. Beat in the white and brown sugars, a little at a time, until the mixture is light and fluffy. Beat in the eggs 1 at a time, then mix in the vanilla and pumpkin puree. In a large bowl, whisk together the flour, baking soda, salt, cinnamon, ginger, nutmeg, and cloves. Slowly beat the flour mixture into the batter in thirds. Stir in the chips. Scoop the cookie dough by heaping tablespoons onto the prepared cookie sheets and bake for 15 to 20 minutes, or until the cookies are browned around the edges.
