3 REGENCY CLUB APARTMENTS 1ST QUARTER // 2016 Our New Townhomes and How They re Going To Impact The Community It comes as no surprise to our community that we are in the process of expanding and adding new buildings to the West side of the property. We started out with 232 units in 2013, took on an additional property at the beginning of 2014, and have set in motion the addition of 20 more units to our growing property. We bet you re asking, What exactly is this going to do for me? Our new 2 and 3 bedroom townhomes are going to bring a new unit type that is in high demand with limited supply here in Evansville Indiana. The attached garage, three bedrooms with ample space, and two story structure are all desired traits in apartment hunters. The 2 bedroom townhome will be 1544 square feet, projected to be $1300 in monthly rent and our 3 bedroom townhome will be 1735 square feet, projected to be $1500 in monthly rent. When we meet demand we meet revenue; Regency is growing substantially and building out and up. On top of the amenities we already have here on the property: our two clubhouses with activity rooms, four racquetball courts, two basketball courts, indoor heated pool, seasonal outdoor pool, playground, and fenced in dog park; The new residents are getting a freshly built home, which includes new cabinetry, appliances, flooring, walls, ceilings, washer and dryers in unit! Everything about these new homes is fresh and high-end. We hope you re as excited to welcome in your new neighbors as we are to welcome in our new tenants. Page #3

4 The impact that these beautiful new townhomes are going to have on the community will be substantial. Our resident numbers will grow and they will also be providing more space for people to call home. We are offering more diverse floorplans, and these newer remodels help develop the overall plan of renovating the property in the future years to come. There will be twenty units in total, 5 two bedroom townhomes and 15 three bedroom townhomes. These units are going to be similar to that of a single family home, with private driveways and entrances. This is going to open up our second entrance to the property, making it more noticeable and safer. Our location on Lincoln will be more prominent but we ll still remain a secluded community right here on the border of Evansville in this diverse and public location. We re truly thrilled to welcome the construction and the end result! We are excited to bring to Evansville a unit style that is certainly in high demand with a limited supply, said Brittney Oldham, Regional Property Manager for Regency Apartments. 8 APT. THERAPY Types, tricks, DIY s, and ideas! Apartment Therapy is the place for all renter s. The Three Measurements You Need to Know When Hanging Artwork It seems easy enough. Grab a hook and a hammer and get to work. But there's definitely a bit of a science to hanging artwork properly. With these three key measurements as a starting point, you can't really go wrong. 57" - 60" (inches) The Ideal Height for Art on a Wall 3" - 6" (inches) The Ideal Distance Between Pieces of Art 6" - 8" (inches) The Ideal Distance Between the Bottom Page #8

9 APT. THERAPY Types, tricks, DIY s, and ideas! Apartment Therapy is the place for all renter s. Next you ll want to prepare your paint chips by trimming away the edges with a paper cutter. We got ones that were already punched to use the hole as a numbering system. DIY Of the Quarter: Dry Erase Paint Chip Calendar It s always nice to have a calendar floating around on one of your walls, and why not make it match your kitchen towels in the process? This fun and quick DIY brings a pop of color and a useful tool as well! What You ll need: A photo frame (one with a glass surface) Paint Chips (from Lowes or Menards) Fabric Hot Glue Lay out your cut up chips onto the surface of the cardboard and space out your calendar how you would like it. Then you secure the chips and your daily tags to the surface and put the frame back together! We really enjoy our calendar and hope you do too! Let us know via or on Facebook how yours turned out! We would LOVE to see your finished results. Begin by taking apart the frame you ve purchased and laying out the cardboard insert in the back. Taking your fabric stretch it over the surface how you want it and either staple it down or use your hot glue to secure it to the cardboard. Page #9

10 Get your grub on with Regency, cause we know we love to eat. Directions Preheat the oven to 350 degrees Brown ground meat/turkey and onion; then drain it. Add taco seasoning and stir in refried beans. Creamy Burrito Casserole This yummy dish serves 8-10 people and take 20 Minutes to Prep and 30 Minutes to cook. Ingredients 1lb ground beef or 1lb of ground turkey 1/2 medium yellow onion, chopped 1 (1 1/4 ounce) package taco seasoning 6 large flour tortillas 1 (16 ounce) can refried beans 2-3 cups shredded taco cheese or 2-3 cups cheddar cheese 1 (10 3/4 ounce) can cream of mushroom soup 4 ounces sour cream Hot sauce if desired Mix soup and sour cream in separate bowl. Spread 1/2 sour cream mixture in bottom of casserole dish. Tear up 3 tortillas and spread over sour cream mixture Put 1/2 the meat bean mixture over that. Add layer of cheese. You could put some hot sauce on this now. Repeat the layers Sprinkle cheese over the top and bake, uncovered, at 350 degrees for minutes. FOODIES Page #10

Whatever Floats Your Boat Brownies These delectable brownies serve 16 people (1 brownie per person) Ingredients 1 2 cup butter, melted 1 2 cup unsweetened cocoa 1 cup sugar 2 eggs 2 teaspoons vanilla 1 2 cup flour 1 4 teaspoon salt mix well. Whatever Floats Your Boat Additions 1-2 cup chocolate chips (semisweet, white, butterscotch, peanut butter) 1-2 cup raisins 1-2 cup chopped maraschino cherry 1-2 cup chopped nuts 1-2 cup M&M' 1-2 cup Reese's pieces 1-2 cup miniature marshmallow Directions Preheat oven to 350 F. Grease an 8 inch square pan or line with foil. In a medium bowl combine melted butter and cocoa and stir until cocoa is dissolved. Add eggs one at a time and stir until well combined. Stir in vanilla, flour and salt until you no longer see any flour (do not overmix). Fold in "WHATEVER FLOATS YOUR BOAT"! Spread in pan and bake for approximately 25 minutes. DO NOT OVER-BAKE -- your brownies will come out dry. Adjust time/temp accordingly for your oven. If you do the knife/toothpick test, it should come out with moist crumbs, not clean.
