1 Advisory Committee Meeting Minutes Thursday August 26, 2014 Current News of Interest at Carmel Valley Ranch Carmel Valley Ranch management is currently sharing goals for a resort expansion to be completed in Copies of the expansion goals presentation by Dan Korn, Managing Director during the August meeting were distributed to each Advisory Committee Member in attendance. See Dan s bullet points below. Members in Attendance: Jim Sleeper, Lee Gutierrez, Marshall Bricker, Kip Evans, Jerry Gaspary, Colleen Fife, Wendy Schmidt, Melissa Michiels Staff in Attendance: Debora Mallouk, Kristina Jetton, Megan Bommarito, Clark Corey, Brant Wilson, Andy Magnasco, Dan Korn Jim opened the meeting by welcoming everyone. He announced that Dan would be joining us at 4:45p to show a presentation on the resort expansion goals and to answer questions. Membership Updates ~ Debora Mallouk Debora offered an update on items from the previous meeting minutes including the Preview Golf Membership Program and progression of the new Member Website Update: Current number of memberships, 620 total including 165 golf members New Golf families this year, 35 total including 21 Preview Golf Upgrades/RR Members New Website and Mobile Website are projected to launch early October New Fall Member Referral Program rolling out mid-september,referrals will be offered dues credits based on the type of membership their referral chooses. Member Survey will be implemented once the website is launched. New travel benefit offer for all members. The 15% Member Discount on Best Rate Available is extended to our family of hotels joie de vivre Hotels and Thompson Hotels. River Ranch Updates ~ Megan Bommarito, River Ranch Manager Megan offered the updates on the previous meeting minutes and also updates on the subsequent River Ranch SubCommittee Meetings: F&B: The pool service was added for the summer from 12-5p daily and will continue into the fall on weekends only.

2 The new Café menu was launched in July 2014 and has been well-received with the new healthy options and sides. The new traveling pizza oven has been at River Ranch on Fridays and we will continue to feature it alternately Fridays or Saturdays a few times each month for a fun change. Happy Hours are now offered 4 days a week, Monday-Thursday 4:30-6:30 with a new special Happy Hour $5 menu available. The Café has had a significant increase business with the success of our Doubles and Dinner Tennis Events, as well as all of the leagues team play. Fitness: We added two 6a classes for our early rising members. We added Stretch and Flow, Muscle Basics, Yoga Sculpt and Circuit Training since our last committee meeting. Outdoor hilltop-yoga was offered the entire summer season and will continue on Saturdays through September before we say goodbye until next Spring. New Quarterly workshops will begin in the fall, details to come soon. Facility: We have new cushions around fire pits. There are new umbrellas ordered for various parts of the facility The family hot tub opened late May 2014 and the designated new adult hot tub has been wellreceived. We added a dog friendly area near the main entrance of the River Ranch. A new ping pong table was purchased and is available at the River Ranch. New yoga mats were purchased since our last Advisory Meeting. We hired two operational staff positions to assist with locker room and gym conditions throughout the high season. Tennis Updates ~ Clark Corey, PBI Director of Tennis Added new professional Fabio Vasconcellos who took over for Rick Manning who retired but is still available to help League Play a. USTA 4.0 ladies made it to Sectionals b. 40+ Mixed team just finished their season and the 55+ mixed team is starting c. MBLL A, B and C teams are starting their league play in September Events- Doubles and Dinners in June, July and August with 16+ people Ladies Member/Guest event in July Club singles championships in May

3 Doubles Mixers are full on Thursdays players and Sundays players Junior Tennis Programs- Summer program children for the tennis program Kids Camp - 2x a week for one hour of tennis Fall Junior Program starts in September Overall Activity- May teaching 175 hours, 161 players, event players 300 June teaching 214 hours, 300 players, event players, 320 July teaching 283 hours, 349 players, event players, 330 August teaching 196 hours, 265 players, event players, 300 Golf Updates ~ Brant Wilson, Head Golf Professional/Andy Magnasco, Golf Course Superintendent Golf Updates: Brant Wilson Brant offered updates from the previous meeting minutes including reporting on the Golf SubCommittee Meeting notes and reviewed the Club Championship event: New Carts are in and the Staff is training on the new Visage GPS System The Visage GPS Screen offers a hole by hole flyover, advertising and an electronic scoreboard. The GPS system tracks the carts locations helping greatly with marshalling efforts to improve the pace of play. Our Club Championship (Men s Invitational) was a great success with 50 players, better sign-up than last year. Winners were ~ Overall Champion, Ted Golding/Net Champion, Dave Howarth/Sr. Champion, Bob Fields/Ladies Overall Champion,Sandy Scott, Ladies Net Champion, Rumi Sirokow. The Round-Up Championship in September will be determined by the Horse Race on the final day this year. Johnny Pott, Former PGA Tour Player and one of the original course developers of The Ranch is our VIP guest for the tournament. His wife will join him at the events including the rewards dinner on the final evening. The Ladies Invitational is a Havana theme and will begin on September 30 with their opening check-in and welcoming reception, 80 players currently. Course Updates: Andy Magnasco Andy offered updates on the previous meeting items and also the subsequent Golf SubCommittee Meeting notes to plan the September 8, Golf Course Maintenance Appreciation Golf Tournament. Andy asked that our committee members remember to sign up and thanked them for hosting his staff:

4 The update of hole #13 will begin on September 8 with the intent to drop the elevation currently blocking view of the green and reallocate the locations on the tee box to locate them more thoughtfully. Construction should take 7-10 days. Temporary Signage has been placed around the course to deter the walkers and permanent signs are ordered and should be in soon. The new greens nursery located at #10 is ready for planting and testing. General Manager Update ~ GM, Kristina Jetton The new speed bumps have been installed around The Ranch including replacing the new temporary speed bump near the Clubhouse. The stairs from the golf parking area to the cart area will be redone in September and will have a new safety railing installed too. New Clubhouse cushions have been reordered and are estimated to begin arriving in September. Resort Expansion Goals ~ Managing Director, Dan Korn Dan joined the Advisory Committee at 4:45p to offer a presentation of the expansion goals for Carmel Valley Ranch and to answer questions for our Member Advisory Committee. The new date for the pending Public Hearing in reference to the Combined Development Permit is September 10 at 9a at the Monterey Country Resource Management Agency-Planning Department in Salinas. Dan shared copies of the expansion goals presentation with the committee members. Points to consider ~ Projected new rooms in 2015, 37 new rooms as follows ~ 7 built, 10 new and 20 underneath existing. The rooms are not very proximate to the tee boxes (they are entirely on the hotel parcel so should have minimal impact on golf play. Many positive changes with the growth of the resort including raising the property values (and impact on tax base). There should be a very positive financial impact of new rooms on county: close to a half million dollars annually in new TOT, plus the increase to property taxes; jobs. Water: plenty of credits due to past mitigation; and essentially water-neutral due to excess treatment plant capacity. CalAm and MPWMD are both supportive of project and have agreed to serve. Extremely thoughtful design: very limited footprint, essentially an in-fill project. Traffic: Almost no traffic impact (most arrivals/departures are off-peak, and most guests never leave the resort), and any potential impact will be completely mitigated by our shifting of a few deliveries away from peak hours. Parking: sufficient spaces, both in new rooms area and around the resort.

5 Quality of life at Ranch resort allows you to participate in so many of your daily activities without leaving the gates, etc. Dan finished the presentation by asking the committee for their support of the project. He explained the importance of this project to the long-term sustainability of The Ranch. Closing Remarks ~ Jim Sleeper/Debora Mallouk Jim asked the committee to review the new 2014/2015 Advisory Committee Guidelines which are updated to be more relevant to today s actions and meetings. Currently two subcommittees have been established to share comments, suggestions and concerns in the different areas of interest The River Ranch and Golf & Clubhouse. The new guidelines will also balance the number of members representing each area. Debora agreed that going forward we would also do minutes for the subcommittee meetings and post them as well.
