4 AREA AND MARKET OVERVIEW Camarillo Overview The City of Camarillo, incorporated in 1964, is a thriving community of 66,000 located in the heart of the 101 Technology Corridor in Ventura County, 60 miles northwest of downtown Los Angeles. The city contains an area of 18 square miles, and is situated in Pleasant Valley on the Oxnard Coastal Plain, just nine miles from the ocean. The Ventura Freeway (U.S. Highway 101) bisects the city providing excellent access to and from surrounding communities. Camarillo offers an appealing mix of both rural and suburban lifestyles. With an average temperature in the low 70 s, and over 300 days of sunshine annually, Camarillo s mild Mediterranean climate is hard to beat anywhere. The area boasts numerous amenities including miles of pristine beaches offering boating, surfing, swimming, fishing and kayaking, the nearby Channel Islands, Ronald Reagan Presidential Library, California State University Channel Islands, Los Padres National Park, Santa Monica Mountains, Point Magu State Park, and the Channel Islands Marine Sanctuary. 4

Location Camarillo is strategically located with respect to all economic/market areas of Southern California. The Ventura Freeway (U.S. Highway 101) traverses Camarillo in an east/west direction connecting it with Los Angeles to the east and Ventura/Oxnard to the west. The city is just 10 miles from Port Hueneme, the only deep water harbor between Los Angeles and San Francisco. Established in 1937, the port incorporates 320 acres of land operated by Oxnard Harbor District and is the home port for more than 60 ships, supporting the offshore oil industry by handling close to two million revenue tons of bulk fuel and general cargo. In addition to oil, the niches that Port Hueneme serves include the import and export of automobiles and the fresh fruit and produce industry. Commuter airline transportation is provided at the Oxnard Airport located eight miles to the west of Camarillo. Commercial air service is also provided 5 V

6 by independents based at the Camarillo Airport, a general aviation facility, to the southwest sector of the city. Burbank Airport is 30 miles away and Los Angeles International Airport is 45 miles south. A Metrolink commuter rail station is located immediately adjacent to the property with service to Los Angeles and Santa Barbara. In addition, the main north/south Union Pacific rail line runs directly through Camarillo. Camarillo Station The Camarillo Amtrak/Metrolink Station is an Amtrak and Metrolink rail station in the city of Camarillo, California. It is served by both Amtrak s Pacific Surfliner from San Luis Obispo to San Diego and Metrolink s Ventura County Line from Los Angeles Union Station to Montalvo. Nine Pacific Surfliner trains serve the station daily and six Metrolink trains serve the station each weekday. This limited Metrolink service runs only at peak hours in the peak direction of travel (i.e. three morning departures to Los Angeles and three evening arrivals from Los Angeles). The Camarillo Station is located immediately adjacent to Mission Oaks Corporate Center. Ventura County Overview With the ocean, mountains, a national park and a thriving cultural center all within reach, Ventura County is an ideal spot from which to launch a wide range of activities.
