I m happy to inform you that the Board of Directors has chosen Evergreen Lifestyles Management as the association management company for Venetian Bay, Tuscany Reserve and Portofino Estates effective October 1, As you know, Gail Green is retiring at the end of this month and takes with her seven years of excellent service for you community. At Evergreen, we are dedicated to continuing to provide you with a high level of service going forward. In order to properly carry out management of your community, it is imperative that we have accurate ownership and tenant information on file. Therefore, we kindly ask that you please take a moment to visit to update your information upon receipt of this letter, or you may complete the enclosed resident information sheet and return it to our office if you prefer. Your prompt response is appreciated. As you know, with any new management there will be some changes. Evergreen prides itself on providing homeowners with the best service possible and works tirelessly to continually improve service. Changes we look to bring to your community include: - Having your association-related calls answered by our Jacksonville-based Customer Service Center that answers 98 percent of all calls in 15 seconds or less. This allows the on-site team to focus on homeowners who stop in and other community related items. Your call will be always be answered by a live person during business hours, so there is no phone tree to navigate. - Submitted work order requests, whether ed or called in, will be forwarded to the appropriate party and followed up on to ensure the item was addressed. Homeowners should expect to be contacted by a representative of the Evergreen Team or the vendor no later than five business days after the initial request. - In addition, Evergreen has a special Resident Relations department that follows up with residents on work orders, requests and more. Their job is to get your feedback on your experience with us and your community s vendors so we can do our best to ensure you re getting the best service possible. - We are also bringing you an Online Account Portal where you can make your association payments and review your pending work orders. Additional information will be sent out to homeowners with details including login/password setup once this service as available. - As our name states, we manage Lifestyles as well. With the assistance of a resident-based Social Activities Committee, we look to introduce a new Lifestyles Program. This programming will give you an opportunity to meet your neighbors and enjoy your community to the fullest. - In our efforts to ensure the community remains beautiful and desirable to all, Evergreen only works with proven and fully-vetted vendors to ensure homeowners are receiving only the best service at the best price. One of the advantages of having an on-site manager ensures that vendors are held accountable and that the community is getting the attention it deserves. - In an effort to introduce myself and Evergreen Lifestyles Management in more detail, I would like to invite all homeowners out on Friday, October 17 for a Meet the Evergreen Team Halloween event. The event will be from 6pm 9pm at the Lakefront at Town Center. There will be candy for the young ones, so don t forget your goodie bags. Finally, to top off the night, we will give prizes for best costume. 2 By Buddy Tate (Golf Course Superintendent) Mother Nature has continued her wrath on Venetian Bay Golf Club throughout the month of September dumping an additional 20 inches of rainfall. The majority of our detail work for October will be spent repairing the rain damage to our bunkers. Additionally, any weed and insect control we have applied at this point has been leached out of the soil. On a positive note, weed and insect pressure will be slowing as we move into the winter months. A continued effort through the winter will finally see us gain ground on these problems. For the benefit of the golf course we have decided not to overseed the fairways and tees this season. The exception will be the par 3 tees and the driving range tee. We will be applying pigments and foliar fertilizers every 3 weeks for the duration of the winter months. This formula will maintain a green surface and healthy plant until spring green-up. The added weed control and speed of recovery from winter dormancy will be noticeable when the weather begins to warm in the spring. Conditions will also be improved throughout the winter months with fast and firm playing surfaces adding distance and consistency to your game. This will certainly be a beneficial change for everyone. We hope to see the rainy season come to a close in the near future so we can continue improving golf course conditions. Until then, everyone think dry thoughts and we look forward to seeing you on the course!
