We will review the procedures we learned at the Earthquake Disaster Simulation activity held last October. We will also need to vote for a Treasurer, Secretary, and Vice-Chair. All new residents are welcome to join us. We will plan the rest of the activities for this year in preparation for the October 17 (PLEASE NOTE DATE CHANGE.) If you have gone through CERT training with the Torrance Fire/Police Department last year or the year before, please join us. Our team needs assistance, especially Building Coordinators and Area Directors. Please come to our meeting. Mark your calendars for the following dates: March 28 th, May 23 rd, July 18 th, September 26 th, and on Thursday, October 17 th the date of the Great America Shake Out. 2 CONDO IMPROVEMENT CLUB CIC will be holding its monthly meeting, Wednesday, February 27, 2019, 7:00 pm in the. All are welcome to come and participate in the nomination and election of the 2019 officers. Dues are only $2.00 to join and vote. We will also be saying good bye and thanking Lynda Clark, Secretary of CIC for the past 7 years. Lynda has made the reading of the minutes at each meeting entertaining and accurate. The following new, unopened and unused items (full and travel-sized) can be donated: Shampoo, conditioner, body-wash, bar soap, toothbrushes, toothpaste, body wipes, deodorant, shaving cream/lotion, razors, feminine hygiene products, and bath towels Donations can be deposited at the following locations: City Hall Lobby Human Resources/Personnel Lobby All Torrance Public Libraries Torrance Police Department Lobby Fire Station #1 Lobby This donation drive will benefit Harbor Interfaith, Family Promise of the South Bay, 1736 Family Crisis Center, and Star Inc. Submitted by Julie Dojiri, Civic Affairs Chair BOARD OF DIRECTORS MEETING MINUTES JANUARY 23, 2019 Chair Gail Standley called the meeting to order at 2:00 pm. Roll call was taken and all Directors were in attendance. Minutes of the December 19, 2018 meeting were approved as written. Chair Standley informed the attendees that the nomination for the election of Directors on March 12, 2019 will close at the end of this meeting. Presently, there are six candidates. Chair Standley requested the candidates please stand when their name was called: George Bunce, Julie Dojiri, Tom Kasterko, Kathy Lindberg, Bob Lombardi and Jeanne Rennhack. Chair Standley thanked the candidates. Chair Standley then introduced Brian Swink, who is our On-Site Manager. He has all the requirements the Association needs to run it in an efficient manner. He comes to us with an extensive background in construction and HOA managerial experience. The Chair advised the attendees, questions would be taken at the Open Forum. Brian s duties will alleviate the necessity of a full property management company. The Chair advised that we would continue to manage the property with Brian s help and there would be no changes to the employees. They would continue to report to their supervisor, who would report to Tony who would report to Brian, and Brian would report to the BOD.

3 The Chair called on the Directors to present their reports. Architectural Linda Crickmore - In spite of all the problems with Worker s Comp, the residents come first. The painters completed 26 buildings, 9 garages 97 touch ups in I think this is fantastic. The painting is never a problem; it is the prep work that takes so long. These buildings are old and require lots of scraping. Replacing facia boards, sanding and priming all come before the painting can even begin. I am proud of the painters. They work very hard to keep our buildings in shape and looking beautiful for us. We have only 4 remodels so far in We had 106 remodels in It has been my goal as Architectural Chairman to put the residents buildings first. The Clubhouse and Sports Center touchups have been saved for a rainy day. As you can see, the Architectural Committee has been very busy this year, as well as last year. Kudos to Juan, Miguel and Jorge, our painters, for a job well done. Buildings & Pools - see Brian Swink introduction Clubhouse & Sports Center Peter Wu - Six lounge chairs will be either replaced or re-upholstered in We are working on the best option. The elliptical machine is very popular with our residents; however, it is rusting away. A replacement part and chemical have been ordered for the flush-free urinal in the Clubhouse men s bathroom. Regular maintenance requires replacement every six months. The old electronic music equipment that is no longer used (left side of Town Hall) was moved to storage, and eventually will be recycled. Grounds Maintenance George Bunce - We ve saved water by cutting back on sprinklers use. We re putting Weed n Feed on the golf course. We will be working with Finley s on trimming trees. Member at Large Julie Dojiri - Roofing Project - The revised roofing schedule has been posted on the bulletin board. It will be published in the next newsletter. I met with Western Roofing on Dec 27 th. The new schedule was compiled after the inspection and re-evaluation by the roofing company. Please submit a work request if you have leaks or see any water stains on your ceiling(s). This will assist us in monitor and prioritizing the buildings as we proceed with the roofing project. Garage Doors Many work requests have been received. As I stated in my newsletter article, key pads do not function very well in cold and rainy weather. Please close key pad covers. This will reduce dust and moisture from entering. Work Requests In order to expedite your request, please make sure you have the following: your full name, address & unit number (it is not A or B) and a concise description of the problem. Include the exact location & submit a photo if possible. You will be 3 notified if the problem is not the responsibility of the HOA. Residents & Orientation Barbara Kerr - Six Orientations in the last month. Treasurer Tom Kasterko - There will be some changes made on how our reserves will be handled. All reserves except for the insurance fund will be bundled into one (1) reserve fund. The original amounts will remain the same. We will track these amounts on a spreadsheet for Members and Reserve Study purposes. All funds will be disbursed through the general reserve account. Earthquake insurance is a topic we still need to discuss. We will put this on the agenda for February Workshop. Secretary Heather Lamont - Once again we will be using Ballot Box for our election. We have four Board Members with one more year of service: Gail Standley, Gerry Johnson, Peter Wu and Linda Crickmore. This is another reminder that your HOA fee must be sent to Horizon Management Company. The dues are $ If you have automatic payments from your financial provider, please make sure you have informed them of the change. Some checks are still coming in with last year s HOA fee of $ Vice Chairman Gerry Johnson - No motions for E&R and I wish everyone a Happy New Year. Chairman Gail Standley - Review of the new employee reporting structure (see paragraph 2 of these minutes). INDEPENDENT COMMITTEE REPORTS: Civic Affairs Julie Dojiri - Our Committee will be meeting on February 5 th. We will be discussing four (4) workshop proposals. Torrance is updating its Strategic Plan. The city will be holding a number of focus groups to gather information on what makes Torrance a great place to live and work, areas for improvements and goals to strive for over the next ten years. I was contacted to host a focus meeting at NH. Date and time of this meeting will be published as soon as the details have been confirmed. Our meeting is open to all residents. Please come and join us. Newsletter Maggie Pagan & Judy Patten - Many advertisers are now only advertising once a month. We will focus our efforts to get new advertisers. Open Forum: Residents /Owners Questions/Comments There were many questions about the chain of command for the employees, which Chair Standley satisfactorily answered. 4 Unit # Bldg. # WELCOME NEW RESIDENTS Name Antonio Contreas Chuck & Joy Kelly New Horizons Golf Club March 9, 2019 Barbara O Callaghan Memorial Tournament As the Men s and Ladies Golf Clubs are working on getting the 2019 New Horizons golf season off to a good start, we would like to take a moment to show our gratitude to one of the earliest pioneers of golf, our hero at New Horizons. When Barbara O'Callaghan came to New Horizons in the very early days of its existence, she found our lovely golf course and some dedicated golfers. What she didn't find was an organized program in which the players could take part. So, Barbara being Barbara, and a school teacher to boot, she knew that if you wanted to get something started, you're probably going to have to start it yourself. That was when the Golf Committee and the Golf Club came into existence. For a long while, she WAS the Golf Committee, organizing tournaments, providing free golf lessons every Monday afternoon, and attracting golfers to the clubs and the Committee all by herself. It is because of Barbara's dedication that golf at New Horizons is flourishing. Barbara died last month. We golfers owe her a debt of gratitude, and with that in mind, one of our monthly tournaments will be re-named The Barbara O'Callaghan Memorial Tournament. The Golf Committee would like to invite all golfers and other friends of Barbara O Callaghan to our next tournament and lunch. This will be our 6 th annual Barbara O Callaghan/Luck O the Irish Tournament. Shotgun start will be at 9:00 am on Sat., March 9 th. Liberal cash prizes will be awarded to the winning team and to the individual winners. The entry fee for the tournament is $6.00, and includes golf and lunch.
