Proud to be REIQ accredited JUNE QUARTER 01 STATE-WIDE SUMMARY HOUSE AND UNIT MARKETS Queensland home buyers retreated from the property market in the June quarter as they waited for the return of stamp duty concessions but house prices held their ground. The REIQ June quarter Queensland Market Monitor shows house prices remaining steady in the face of lower sales activity across the State. The State Government introduced legislation into parliament in mid-may to reinstate the Principal Place of Residence concession on stamp duty from 1 July this year. The return of the concession meant home buyers, who were not first-timers or investors, could save up to $7,000 from 1 July, so many decided to delay their purchases until after that date. Even though sales activity was lower in the month of June in particular, the June quarter data found no significant variations on median prices which ensures the Queensland market is still holding up well. The four rate cuts since November are also starting to have a positive effect on the market. 3 3 state-wide summary The median house price in Brisbane decreased 1 per cent to an even $500,000 over the June quarter. The top performing major region over the June quarter was Moreton Bay which recorded median house price growth of 5.3 per cent to $379,000. Moreton Bay, which is part of Greater Brisbane, has a variety of more affordable suburbs which are still within commuting distance of the CBD. Its location and supply of affordable housing is therefore attractive to first home buyers and investors. Outside of the southeast, Townsville recorded median house price growth of 4. per cent to $375,000 over the June quarter. Townsville s economy continues to fair well due its mix of industries. Median house price growth appears to have plateaued in Gladstone for the second consecutive quarter however the region still posted an increase of 14.6 per cent over the year ending June. Unit and townhouse median prices over the June quarter recorded healthy price increases across many parts of the State. The solid median price growth was despite decreased numbers of unit and townhouse sales similar to the house market over the period. There were increasing numbers of first home buyers and investors in the market, compared to owner-occupier activity which was reduced, so this is partly behind this good price growth. While many owner-occupiers waited for the stamp duty change on 1 July, first home buyers and investors were unaffected by this so were more prominent over the June quarter. Given the affordability of units and townhouses, as well as their often more central locations, first-time buyers and investors often compete for this type of property which may be partly responsible for the increases in median prices over the period. The preliminary number of unit and townhouse sales across Queensland decreased 15 per cent in the June quarter compared to the March quarter. VACANT LAND MARKET Sales activity for the vacant land market was down about 13 per cent for the state as a whole. This is likely to be due to the removal of the Queensland Building Boost, which ended on 30 April this year, and temporarily stimulated the land market across the State. The boost was intended to reinvigorate the residential construction sector, however, only half of the $140 million in funds allocated was used during grant period. This is likely due to the relatively high cost of buying new homes and apartments compared to the purchase of existing property. 4 4 state-wide summary RENTAL MARKET Across the State, demand for rental properties has once again been faced with constrained supply, resulting in vacancy rates generally at tight levels. REIQ residential vacancy rates for June show continued strong demand from tenants, with vacancy rates remaining below 3 per cent across the majority of areas. A vacancy rate of 3 per cent is generally considered to be the equilibrium point of supply and demand. Recent interest rate cuts by the Reserve Bank of Australia have yet to exert a positive effect on property sales overall, with preliminary data suggesting the market is still slow. The latest data from the Australian Bureau of Statistics shows promise however, with total residential dwellings financed increasing, as owner-occupiers and investors are beginning to gain confidence and re-enter the market. The increase in investor activity is a welcome result and should help address pent-up demand in the Queensland rental market and keep rental price growth steady. In South East Queensland, increasing rents coupled with an expected mid-year slump has contributed to lessen demand for rental properties. Investors are also still only beginning to re-enter the property market, which has meant current rental supply levels remain low. 5 5 BRISBANE CITY HOUSE AND UNIT MARKETS The numbers of preliminary house sales were down about 14 per cent compared to the March quarter. A number of Brisbane s suburbs performed well over the June quarter. Aspley recorded median house price growth of 8.5 per cent to $510,000 over the quarter and was also up 8.1 per cent over the year. This was partly due to an increase in the sale prices of average, or middle-ofthe-road, properties. Aspley is approximately 13km north of the Brisbane CBD. According to suburb profiles on reiq.com, the majority of housing is in the form of detached dwellings with limited townhouse and unit developments. There is a wide variety of housing which ranges from two bedroom weatherboard houses to larger, modern brick residences. Runcorn s median house price increased 7.4 per cent to $440,500 and was up per cent over the year. According to suburb profiles on reiq.com, Runcorn is about 19km from the Brisbane CBD and is a popular suburb with young and established families. Housing in the local area remains predominantly single-detached dwellings with chamferboard and brick and tile houses the most common architectural styles. Another suburb to record healthy median house price growth was Mansfield, with a median price increase of 7.6 per cent to $476,50. According to reiq.com, Mansfield is characterised by low-set weatherboard houses with traditional Australian backyards and is about 13km south-east of the CBD. The majority of the dwellings, constructed in the 1940s, 50s and 60s, are made of traditional weatherboard. The Brisbane median unit and townhouse price increased 4.4 per cent to $405,000 with the number of preliminary sales up 11 per cent over the year ending June, compared to the same period last year. VACANT LAND MARKET The median price of vacant urban land in Brisbane decreased 1.7 per cent to $95,000 over the June quarter. There were 145 preliminary sales of vacant land recorded in the Brisbane Local Government Area over the June quarter a reduction of about 0 per cent on the March quarter. Over the year ending in June, however, the numbers of preliminary land sales were up about 40 per cent on the corresponding period last year. Brisbane s inner-city recorded a vacancy rate of 1.6 per cent, up from 1.4 per cent previously. At present the capital city is experiencing a slower rental market, consistent with the amount of activity typically seen around this time of the year. The majority of agents report vacant listings are taking approximately two weeks to let, with between two to five applicants per listing. Latest reports from agents working for REIQ accredited agencies within inner Brisbane suggest that rents are increasing in line with higher demand for properties, particularly with houses. Recent rental price data from the RTA has shown slight increases across two bedroom units and three bedroom houses within the inner city area

The clear standout, however, was Moreton Bay which was actually the top performing major region across the State with median house price growth of 5.3 per cent to $379,000. Moreton Bay has a variety of more affordable suburbs which are still within commuting distance of the CBD. Its location and supply of affordable housing is therefore attractive to first home buyers and investors. Redland City also performed well, posting median house price growth of 4.3 per cent to $438,50 over the quarter. The Redlands area is about 537sqm and consists of both mainland and island communities. It is located on Moreton Bay and borders Brisbane City, Logan City and the Gold Coast. Logan City s median house price decreased 1.5 per cent to $330,000 over the quarter; while Ipswich s median house price decreased 3.3 per cent to $90,000, possibly due to increased first home buyer activity at the affordable end of the market. The top performer for units and townhouses over the quarter was Redland which recorded median price growth of.4 per cent to $315,000. Ipswich s median unit and townhouse price spiked by 0.6 per cent over the quarter to $65,350 however this was based on only 8 preliminary sales which can easily be affected by the varying quality of stock that is often sold from quarter to quarter.

11 11 GREATER BRISBANE VACANT LAND MARKET When it comes to vacant land, it is Brisbane s surrounding shires that have the lion s share of stock available. The highest numbers of preliminary land sales were recorded in Moreton Bay with 108 sales and a median price of $06,800. Ipswich has the most affordable land available, however, with a median land price of $170,500 and 90 sales recorded. RENTAL MARKET For the Greater Brisbane area, vacancy rates remain at healthy levels, however slightly tighter conditions were recorded for Moreton Bay and Redland City council areas. The rental market within the Logan City area continues to improve with vacancy rates now at a healthy 3 per cent. With the market steady, agents are seeing two to five applicants per listing with a vacancy length of around two weeks. Some are also reporting that larger, more expensive properties appear to be more sought after. Vacancy levels remained unchanged for Ipswich City at.8 per cent, with signs that affordability is a major concern within the rental market. Agents from REIQ accredited agencies have reported that some applicants have showed preference towards cheaper NRAS properties and even some families joining together to occupy 4 to 5-plus bedroom properties. For the Redland City area, vacant properties located on the mainland remain scarce, with the June vacancy level remaining steady at.3 per cent. al properties within the bay islands area are still in over-supply however the majority of the Redland rental market is experiencing tight conditions, with most vacancies taking one to two weeks to let. 16 16 GOLD COAST House and unit markets The Gold Coast s median house price increased.8 per cent to $467,000 over the June quarter. Agents from REIQ accredited agencies say that for the first time in many years the market was showing signs of stabilising. Although the yearly change in median house price is negative, this quarter s results indicate a positive turnaround. The key drivers of the shift are mainly affordability and increased confidence in the market. Another welcome shift is the return of interstate investors to the Gold Coast market. Agents have reported that buyers from Sydney and Melbourne, the traditional investors in this region, are seeing value in the market once again. Agent reports indicate first home buyers have also been reasonably active over the quarter in certain price ranges. In particular, the $400,000 bracket is being considered good value by buyers in the entry-level market. Unlike previous quarters, sellers were prepared to meet market conditions, which was a significant factor in driving affordability, local agents say. In the upper-end of the market there were a number of stand-out suburbs. Paradise Point performed particularly well over the quarter with a median house price increase of 17.8 per cent to $795,000. Plans for a port, the light rail and the impending Commonwealth Games are key contributors to creating a positive lifestyle image for the Gold Coast. Additionally, a change in government and increased tourism to the region all bode well for consumer confidence. The median unit and townhouse price on the Gold Coast increased 1 per cent over the June quarter to $345,000. While the yearly change is negative, REIQ accredited agents representing the dense unit market of the region are pleased to see an increase recorded. A solid performer over the quarter was Robina which recorded a median price growth of 15.6 per cent to $50,000 however this can be partly attributed to the varying quality of stock sold over the period. Robina has reported a yearly median price increase of.1 per cent. Robina is around 11km from Surfers Paradise and highly accessible, with excellent transport options available. The suburb enjoys smooth links to the Pacific Motorway and Gold Coast Highway and is situated on the Brisbane-Gold Coast railway line. Vacant land market The Gold Coast vacant land market saw steady sales activity for the June quarter with the median sale price remaining unchanged at $39,985. The suburb of Reedy Creek recorded a significant increase of 6.7 per cent to $79,900. Reedy Creek is located 18km from Surfers Paradise and is situated in close proximity to Tallebudgera Valley. The area features the rural lifestyle with acreage properties, while still being close to Burleigh and Robina, thus offering acreage living while still being close to the beach. al market The Gold Coast rental market has remained steady reporting a vacancy rate of 4 per cent in June, which is still a solid improvement over the extremely weak conditions seen over a year ago. However, a lack of confidence within the rental market is pervading with less than two applicants per listing, influenced by poor economic conditions. REIQ accredited agents are reporting that the tourism and retail industries are still struggling and employment opportunities are low and this is causing a domino effect with consumer confidence. Additionally, rents within the area are still considered high, despite falling prices and an oversupply of properties.
