The housing market may surge over the next year. It may drop. Interest rates could be raised, they could be lowered. There are countless possible futures that may unfold. Obviously, some of these possible futures are more likely than others. The housing market might double in value next year, but it is more likely that it will grow at a steady rate. Interest rates could go to 20%, but it's more likely that they'll go to 15% and it's more likely again that they'll go to 10% and so forth. So we have a variety of possible futures that may unfold, all with differing degrees of likelihood of occurring. What Residex does is examine historical trends in the market, looking for indicators of the likelihood of each of the possible futures, given where the various markets are today. Once we find these indicators, we use them to measure with some degree of accuracy the likelihood of each possible future and then provide the most likely future as our prediction. What does this mean? Firstly, it means that we will sometimes be wrong. No doubt about it. Because sometimes the most likely future simply does not occur. This is why lotteries exist. After all, the most likely outcome of playing the lottery is that you will lose. But many people play anyway, because there is a chance (however slim) that the likely future will not occur and they will win.
