The main access point is from Coal Harbour, to the east, about 20 minutes away by boat. In Coal Harbour you will find a scheduled water taxi available on Mondays and Thursdays (mail days). Alternatively you are able to charter a private water taxi at any time. Barge rental is also available from Coal Harbour. Coal Harbour is a 30 minute drive from the town of Port Hardy. Port Hardy has all amenities of a small town including, hospital, airport, stores and ferry service North. Port Hardy is approximately a 3.5 hour drive from Courtenay/Comox or 2.5 hours from Campbell River. Pacific Coastal airlines have 4 schedule flights a day from Vancouver s South Terminal to Port Hardy. During the boat ride from Coal Harbour to Quatsino you may see Whales, Porpoises, Otters, Seals, Bears, Deer, and many different birds. At low tide you can see sea life attached to the rock walls and definitely Eagles along the way. DESCRIPTION Leaving from Coal Harbour you will travel through the narrows and pass an abandoned native reserve taking a right into Hecate Cove. You will then make your way to the back of the cove where you will find 16 acres, southern exposed with 524 of protected oceanfront paradise. Parking at the dock can accommodate up to 5 20 boats. There is a walkway up to the house of yellow cedar that you can use a quad or a power wheelbarrow to bring up freight. The cedar home is a little over 3200 sq ft including a new metal roof that was put on 3 years ago. The area around the house has been cleared of trees to allow sun on the house and visibility, however still leaving some for shelter, shade and privacy. Ponds are located in front of the house, sometimes stocked with fish, depending on whether the heron has found them. Kitchen There are five entrances to the rancher home. Going in the back door you enter the kitchen. The kitchen cupboards were built by a local from red and yellow cedar wood, along with the kitchen table, large display shelf in the living room and two bookcases in the master bedroom. The kitchen has a skylight above but is not punched through. There is a sliding glass door to allow a lot of light and provides a view of the cove and mountains. The kitchen includes an open floor plan including a large island for prepping. QUATSINO, BC

4 Through the sliding glass doors you go out to the deck where you can sit and watch the activity in the cove, whether its just boat traffic, Herons feeding, Deer, Bears or even sometimes a Whale. Master Bedroom The end room is the master bedroom, approximately 18 X 19 with a 4 piece on-suite with skylight. The bedroom is finished with red cedar boards with beams in the ceiling and a window overlooking the cove. There is a door in the bedroom which leads to a secret room. One of the yellow cedar bookshelves can be placed in front of the door with a hinge, hiding the door to the secret room which is about 21 X 19, not finished, but has drywall up. Living Room The living room is also open floor plan with sliding glass doors, red cedar board walls and a CSA approved (6years old) woodstove, which is the main source of heat for the home. The bedrooms have electric baseboards. Bath Room Back to the kitchen going in the other direction you enter a hallway with a skylight. On the left is a 4 piece bathroom/ laundry room/ pantry with a 60 gallon hot water tank. Bedrooms The next room on the left is a large bedroom. At the end of the hall is also a bedroom (19 X 13 ) which has a door to outside. On the right of the hallway are two smaller bedrooms (10 X 11 ), one has a doorway which leads to a small cold storage. Workshop Now to venture outside, leaving the house from the back door off the kitchen is a small covered porch. Beside the house is a wired cedar workshop (20 X 40 ) with a new roof. The garage has an attached aviary & lean too for more dry storage. There is a private street light for those dark nights. There is an abundance of trees on the property for firewood. There is a door just off the living room that goes out to a wood shed/storage area so you are not going outside in the winter to get firewood; it is also accessible to outside. Well There is a new cedar well shed which contains a new well, new pump, 4 years old, with excellent tasting water and pressure. Storage Shed A small one sided open shed, built in 2006 for storing quads and toys. OCEANFRONT

5 Cabin There is a small cedar cabin that is only sleeping quarters with a small loft on skids for moving any where you wish. Green House Close to the house is a small greenhouse with a cedar chicken coupe. Gardens There is also a vegetable garden area (seaweed collected off the beach makes great compost) trained blackberries, hundreds of daffodils Including one berry patch with blueberries, logan berries, grapes, raspberries and red currents. On the upside of the road is approximately 13 acres of treed land, where trails could be punched through for extreme bike trails, walking trails or quad trails. Potential The potentials for this property are many, from a quiet B&B spa retreat to a fish guiding operation, sight seeing (whether it be on the ocean, or the shores of Quatsino Sound), trail riding experience, fly fishing, star gazing (no light pollution) group purchase, subdivide, summer home or just a family home. The community has about 57 full time residents and in the summer almost triples with summer home residents. There is no road joining the outside world. Just down the road from the property is a trail leading to a lake for swimming or fresh water fishing. There is a small post office on wheels servicing twice a week and open 4 days a week. There is a small church for special occasions. A beautiful little museum opened approximately three years ago buy locals. There is a government deep water dock where even the Governor General stopped in to visit. There is one of the few remaining one room schools, however due to the decline of small children in the community it is closed as a school; it is still used as a local community centre with an organic gardening club. 6 The community also has high speed internet. There is the volunteer fire department building. In case of emergency everyone has an air horn in there home with special signals if phone lines are down. In the event an ambulance is needed a call goes to 911 and DH Timber out of Coal Harbour. DH Timber Company has been there for years, knows everyone and where they live and will come anytime of the day or night and bring you back to Coal Harbour. A helicopter can land on the school property and on some beaches depending on tides. The west end of Quatsino is mostly residential. The building rules allow for a cabin for every two acres of land, so 16 acres allows 8 cabins, you do not need permits to build, if you wish to put up a shop you can. The bi-laws can be found online. Excellent Fishing Quatsino Sound is an inlet off the North West coast of Vancouver Island. Many fishermen come and fish here for spring salmon, great halibut, red snapper, Coho, lingcod and many other species. At the mouth of the inlet is a popular fishing area near Cains Lighthouse where you have a good chance of seeing humpback whales and killer whales, perhaps even a sunfish or minke whale. Winter Harbour There is a small summer community of Winter Harbour where boat gas can be purchased in the summer. Travelling in the inlet through islands, surrounded by mountains you can see whales, porpoises, birds, stopping at low tides to see all kinds of star fish, sun stars, sea anemones, crabs, eels, and so much more. When you come in from fishing with your big catch you can clean your fish on the aluminium fish cleaning table located on the property. Kayaking The area is popular for kayaking, there is an awesome trip up the Marble River, in the fall you can watch the seals feed on the salmon, the river has tall rock walls & great visibility under water. HISTORY The village is known to have one of BC s only public one room schoolhouses, a two story wooden building built in The oldest building on the North Island is also located in Quatsino, a woodland chapel called St. Olaf's Anglican Church, a popular site for weddings. It was built in Quatsino was originally settled by Norwegian farmers from North Dakota who arrived via steam ship in 1894 when they answered the call to colonize, homestead and farm thirty 80-acre (320,000 m2) lots offered free through Crown Grants- publicized at the Chicago World Exposition of Soon freight service to Victoria was established, along with a Post Office and Customs Office and a Government Wharf. The area grew as resources were developed and the area boasted numerous mines, canneries, general stores, rental cabins, a hotel, a saloon, Telegraph office and an Imperial Oil fuel station. The village was a thriving community up until the 1940s. The Post Office is still in operation and two cemeteries mark the history of the community. Colony Lake is a favourite swimming spot and a popular destination for canoeing and lake trout fishing. OCEANFRONT
