3 Wste n Pest Mngement Poliy 1.0 Overview 1.1 Brisne Mrkets Limite ( BML ) is the owner n mnger of the Brisne Mrkets, n inustril omplex tht inorportes numer of usiness preints primrily ssoite with the key funtion of the Brisne Mrkets s Centrl Mrket for the fruit n vegetle inustry in Queensln. 1.2 BML s min usiness funtions inlue: Renting out rnge of premises n uilings uner long-term leses t the Brisne Mrkets. Supporting the fruit n vegetle inustry through mrketing, promotion n inustry liison. Mnging n mintining infrstruture, servies n uilings within the Brisne Mrkets. Mnging n regulting opertionl requirements inluing, without limittion, site ess, seurity, lening, wste removl, pest mngement n ll other tivities ssoite with the overll sfety, pperne, hygiene n lenliness of the Brisne Mrkets. 1.3 The extent of BML s pity to regulte n mnge the Brisne Mrkets is preominntly etermine y: - the lese entere into y Tennts; the Brisne Mrkets Regultions; n to some egree, lol, stte n feerl government requirements. 1.4 This Wste n Pest Mngement Poliy ( the Poliy ) provies for whole of site pproh to lening, wste removl n pest mngement n in this regr rws on lese, regultion n sttutory requirements in orer to provie Tennts with n operting frmework for: Clening premises; Wste removl; n Pest mngement. 2.0 The Requirement for Whole of Site Approh 2.1 Tennts usinesses n y-to-y opertions generte signifint mount of wste y-prouts inluing, ut not limite to: - surplus or unslele proue, proessing wste, pkging mterils, pine pllets, uiling mterils n other generl wste whih, for the purposes of this Poliy, will olletively e referre to s ( Wste ). 2.2 Uner the stnr lese for the Brisne Mrkets ( the Lese ), Tennts re responsile for: ensuring the ily removl of Wste from their Premises; keeping their Premises n the surrouning re in len n tiy onition; pying for the removl of Wste from the Brisne Mrkets Site n for ssoite isposl osts; n effeting n mnging roent ontrol within their Premises. 2.3 The ojetive of this Poliy is to set out the minimum stnrs require for: Dily lening of Premises; Wste seprtion (ie, reylle mterils from non-reylle wste); Prompt removl of seprte Wste from Premises inluing: i. The removl of reunnt, non-rente pine pllets from Premises n elivery of the sme y Tennts to BML s Centrl Wste Sttion t ost to Tennts tht will e etermine y BML from time to time; i Continment of non-reylle wste inluing surplus or unslele proue, in ins uthorise y BML ( Bins ); Continment of reylle wste, inluing ror n plsti pkging mterils, in pprove reyle Bins. Roents re not only responsile for infiltrting fruit n vegetle store on site, they pose helth risk n re the use of thousns of ollrs worth of mge to BML s ling on site. Pest ontrol n erition progrms will not e effetive unless Wste is remove from Tennts premises on regulr sis, equtely ontine n then promptly remove from the Brisne Mrkets Site in orne with the minimum requirements set out in this Poliy. Aoringly, the ove liste requirements will e regulte n enfore y BML in orer to: i. reue roent numers t the Brisne Mrkets; i improve hygiene stnrs; n prevent Tennt stok loss n mge to BML s servies n infrstruture. 2.4 In orer to hieve ohesive Site-wie Wste mngement n pest mngement strtegy, BML will oorinte iennil tener proess for ontrting out wste removl n isposl servies together with pest ontrol servies. These ontrte servies will e ville to Tennts with the ojetive of hieving: ost effiienies for Tennts; n onsistent, stnrise pproh to ensure the prompt removl of Wste from the Site n n effetive whole-of-site pproh to pest mngement. 2.5 Wste n pest mngement servies provie y BML s uthorise ontrtors will e ompetitively prie for Tennts n will meet the requirements set out in this Poliy oument. 2.6 Alterntively, Tennts in the Wrehouse Zone n South Gte Preint my engge their own ontrtors to rry out Wste removl, isposl n pest ontrol in orne with the Poliy requirements set out herein. 2.7 Effeting site-wie Wste n pest mngement strtegy will: e provie n pproprite opertionl environment for this site s role s entrl mrketing hu for the fruit n vegetle inustry; filitte Tennts oligtions uner the: i. The Lessee shll not urn ny ruish or wste upon ny prt of the Demise Premises or the Complex, nor eposit ny wste pper, fruit n vegetle wste, pking n nillry mteril or ruish exept in proper reeptles n in orne with ny onsents or pprovls issue y relevnt uthority. Unless ny lening or refuse removl servies re supplie y or on ehlf of the Lessor for the Demise Premises, the Lessee shll t its own ost len the interior of the Demise Premises n remove ll ruish n wste from the Demise Premises on eh Business Dy. 5.4 Cluse 4.1 () sttes: The Lessee shll keep the Demise Premises free n ler of ll roents, pests n other vermin. 5.5 Cluse 3.1 Outgoings Definitions sttes: the Outgoings mens ll mounts pi y the Lessor in respet of the ownership, opertion n mngement of the Complex n the provision of servies inluing ll osts n expenses of n inientl to ny lening of the Complex inluing lening mterils n ny removl of wste, sullge, ruish or other generl refuse from the Complex; ny extermintion or other ontrol of ny pests, vermin, insets or other similr infesttion. 5.6 Cluse 3.2 () Pyment of Inreses In Outgoings sttes: The Lessee shll py to the Lessor throughout the Lese Term in ition to the nnul rent the Agree Proportion of ll inreses in the Outgoings for the Outgoing Zone in whih the Demise Premises is lote. 6.0 Brisne Mrkets Regultion Requirements 6.1 Cluse 8.2 of the Lese - Rules n Regultions - sttes: The Lessor my y written notie to the Lessee from time to time mke (n susequently vry) suh rules n regultions ( the Brisne Mrkets Regultions ) s the Lessor my see fit for the sfety, re, lenliness, pperne n opertion of the Demise Premises n the Complex or ny of the sme. The Lessee shll oserve n omply with the Brisne Mrkets Regultions s if the sme were set out in this Lese t length s ovennts y the Lessee with the Lessor. 6.2 Setion 11.1 () (iv) of the Brisne Mrkets Regultions Environment n Hygiene Requirements - sttes: A Person, while in the Brisne Mrkets, must t in wy n rry on ny tivity in suh mnner so s to ensure the use of est prties for the regultion of Wste, Wste genertion n Wste isposl. 6.3 Setion 11.2 Prtiulr Environmentl Requirements for Tennts - sttes: A Tennt must not ump, throw, eposit or ple (or use to e umpe, thrown, eposite or ple) ny Wste in the Brisne Mrkets, unless in reeptle provie y the Tennt or BML for tht purpose; A Tennt must keep their Tenny Are n jent res len, tiy n free from irt t ll times; A Tennt must not use or permit ny rts, okrohes or other vermin to hrour within the Tenny Are. 7.0 Clening - Generl 7.1 Lese requirements stte tht it is Tennt oligtion to keep Premises len n to not umulte ny useless property or ruish in or out the Premises n t its own ost len the interior of the Demise Premises on eh Business Dy. 7.2 Aumulte property or ruish, ie: reunnt olroom pnel, pkging mterils, ruish, n ol pllets ( Reunnt Property ), my provie nesting mterils for roents n rete fire hzrs in Premises. 7.3 Aoringly, Tennts must not store or umulte Reunnt Property: on top of olroom eilings; ehin or esie olrooms; in ny other prt of the Premises; on ny Common Are inluing loing oks n uner wnings. Provision of Bins for Generl Refuse n Reylle wste. The ui size of Bins will e epennt upon the volumes of wste generte y Tennts; Bin emptying n Wste removl servies on eh Business Dy. As minimum requirement, Tennts must hve their Bins emptie n Wste remove from the Brisne Mrkets site t lest three times eh week on three seprte Business Dys. i Bin lening on monthly sis. This Poliy provies the frmework for whole of site pproh to pest mngement in support of Poliy requirements for Wste mngement t the Brisne Mrkets. Tennts re responsile for ll osts ssoite with monthly pest ontrol servie within their Premises whih must, s minimum, inlue: i. etermintion of roent tivity in the previous month through heking its n trp set within Premises; i re-setting its n trps; 11.2 Pest Mngement Servie Proviers. the reoring of monthly tretments together with ny oservtions me when tretments re rrie out inluing the suess or otherwise of the its/trps use.
