2 Quick Serve Drive-Thru Pad Sites There are two pad sites in the development allocated to quick serve restaurant use. Each pad site has drive-thru capabilities and ample parking for dine-in customers. A fast food restaurant establishment would benefit from traveler traffic, c-store rollover as well as the local population. The town of Smithville currently has a Dairy Queen, a Subway and a handful of mom and pop owned cafes and diners. There is local need for an expanded selection of eateries, primarily convenient, drive-thru and quick serve options. A regional hospital located on the opposite side of Highway 71 from The Village at Smithville will bring hospital employees and patient visitors. Also located directly on the opposite side of Highway 71 is the majority of the Smithville residential housing communities. Travelling from Austin, the last drive-thru food establishment is located 20 miles before reaching Smithville in the town of La Grange. La Grange currently has 7 quick serve restaurants, McDonalds and Whataburger are located at the highway where the remainder of the restaurants are located off the highway inward towards town. The next town with drive-thru options will be Bastrop 16 miles to the northwest. There are minimum drive-thru locations on the north side of Highway 71 between the outskirts of Houston and the Austin.

6 Smithville, Texas Smithville, Texas is located in Bastrop County along the Highway 71 corridor approximately 45 miles from Austin, 110 miles from San Antonio, and 120 miles from Houston. Highway 71 is a highly travelled artery by thousands of travelers, commuters, and locals per day. The current population in Smithville is close to 4,000 where 25% of the population is 55 years or older. Smithville is located in Bastrop County which has been noted by the U.S. Census Bureau as one of the top 50 fastest growing counties in the United States. The county s annual growth rate of approximately 3% per year is seen to be more manageable than the rapid growth of other Austin area counties. The availability and affordability of land and housing coupled with the close proximity to Austin is an attractive draw to the Bastrop cities. Smithville Economic Development is hoping to re-vitalize the area as the population continues to grow. The central business district is made up of old red brick buildings. The city hopes to stay consistent with the look of their small town feel while being open to new development. Developers are considering the documented need for multi-family housing and senior assisted living centers which will bring in condensed residential.
