30 30 Rating Current EM Practices (UK) The biggest nut to crack is the behavioural stuff. It's the cultural aspect of this company. My monthly audit shows up a lot of nonconformities every month. People not switching stuff off. And we've trained them. But to be perfectly honest, people are just glad to be in their jobs. I feel like I'm bashing my head against a brick wall.
31 31 It s the Cultural Stuff If you're already running a tight ship getting down is much harder. You're into cultural, change management things. There are no low hanging fruit. It's the cultural stuff, the change management stuff that's really hard and that's where I think the standard could come in because that embeds the energy policy, it embeds the benchmarks or the energy accountable centres within a company and you use those to embed changes across the workforce. It's the management bit because once you have the kit in it's all down to the people.

48 Surprising Findings The mix of technologies in ENERGY STAR buildings is most similar to average and below average US buildings. However, ENERGY STAR buildings do have careful operational and maintenance programs. Interpretation: Technology may not be the first place to look for savings. Buildings with less efficient mechanical systems and building materials can still achieve savings and high performance. Buildings with all of the right equipment can still be operated inefficiently. A recent study by the CoStar group found that ENERGY STAR buildings received a $2.40/sqft premium over non-energy STAR buildings, had a 3.6% better occupancy rate than their peers, and sold for around $61/SF more than the average commercial building. The same study also found that achieving LEED certification would increase rental rates and sales prices. [1] A RICS 2009 study of thousands of ENERGY STAR and LEED buildings found that the average green building had 2% higher rents and 6% higher effective rents (rent adjusted for occupancy).
