2 What is a Site Plan? A site plan is a detailed drawing f yur prperty, als knwn as a survey f yur land. These are usually drawn by a land surveyr. The site plan will shw the dimensins f yur prject and its relatinship t existing setbacks, easements, utilities, ther structures n the prperty, and distance t yur prperty lines. f yur prject will require mving any utilities (gas, water, sewer/septic, electric, etc.), shw where thse utilities will be relcated. Such plans shall include details, drawings, and ntes that sufficiently describe the wrk t be dne and clearly shws building cde cmpliance: nclude the fllwing: Address, lt number, wner's name & cntact infrmatin, designer's name & cntact infrmatin, list f plan pages in the set. Dimensined, detailed plans shwing pl lcatin, decking, fencing, equipment lcatin, retaining walls, spas, pl huse lcatin, fire pits, etc. Lcatin f electric meters & panels, pl heater gas lines, verflw, backwash, pl fill, etc. Ti s Fr Hirin Cntractrs Hire nly licensed cntractrs Get at least 3 bids-get 3 references and ask t see a prject Get it in writing - but befre yu sign the cntract, make sure yu cmpletely understand Dn't make final payment until yu have a Certificate f Cmpletin (CC) and yu are satisfied Have the cntractr apply fr the required permits Prfile sectin f pl Entrapment prtectin prvisins nclude any ntes r statements n the plan that clarify what wrk is t be by the pl cntractr and what wrk is t be cmpleted by the prperty wner Ntes and/r statements n the plans that clarify wh will be respnsible fr alarm installatin, fencing and landscape requirements. 3 N GROUND POOLS & ABOVE GROUND POOLS 1. What the inspectr will 1001< at: Required nspectins Pl Structure. N GROUND POOLS (Basket) Made after the pl has been excavated and cleaned f all lse sils, debris, and rganic matter all required frms are in place and prperly supprted All drain and circulatin piping is in place and under required test. All reinfrcement steel is in place, prperly tied, and supprted with cncrete bricks r apprved chairs t guarantee the required 3" minimum cver. All electrical cnduits, lighting fixtures (r shells), etc are in place and prperly supprted. All supprts r sckets fr ladders, diving bards, etc are in place and prperly supprted. The Basket is cmpletely ready fr shtcrete. Fr in grund pls nt cnstructed as abve (vinyl liners, fiberglass shell), the manufacturer's installatin instructins, and/r structural installatin plans sealed by a Clrad Registered Design Prfessinal must be n site at all times during cnstructin. ABOVE GROUND POOLS Made after erectin f the pl structure and befre any structural members and cnnectins are cvered. The installer must prvide safe access t all areas f the pl, have the Manufacturer's installatin instructins n site at all times, and be ready t perfrm any tests f cnnectins required by the inspectr. 2. CirculatinlDrain Piping Test. T be made with a basket inspectin listed abve. A water pressure test f 1'h times (150%) the maximum perating pressure is required. Bypass the pl equipment and d nt exceed the piping maximum test pressure fr the piping. Exceptins Air pressure test f nt less than 35 psi (if allwed by the piping manufacturer) Listed pre-fabricated package pl assemblies d nt require pressure tests. 3. Electrical Bnding. Made when all metal parts f a pl structure, deck bnding grid, and equipment is prperly bnded tgether and ready t be cvered. Nte: Depending n pl design and site cnditins, this inspectin may require several trips t be cmpleted and shall be at the inspectr's discretin. 4. Back Flw. Made prir t r with the final pl inspectin. State law requires backflw preventin fr all pls cnnected t a ptable water supply. f the pl fill has an indirect cnnectin, prtectin is usually nt required. Nte: Building inspectrs d nt make backflw inspectins, but will check pl fills fr cmpliance. Only Certified Backflw Testers can perfrm and Certify backflw tests. Written certificatin f passing the test must be prvided t the building department befre a Certificate f Cmpletin is issued. 5. Gas Piping. Made at any time during cnstructin but befre Final inspectin. A gas pressure test f at least 10 psi is required. Piping must be under pressure with a wrking gauge fr inspectin. Nte: Gas piping may nt be cvered r cncealed withut passing this inspectin. 6. Electrical System. Made at any time during cnstructin but befre Final. All f the electrical system, including lw vltage systems, must be in place and ready fr electrical rugh-in inspectin. The system must meet the requirements f NEC 680 fr lcatins, GFC prtectin, bnding, etc. Nte: Undergrund electrical may nt be cvered r cncealed withut passing this inspectin. 7. Permanent Fence. Must be cmplete, with entry warning alarms wrking, prir t filling the pl with water. May be dne at anytime during cnstructin. Nte: Cnstructin safety barriers must remain in place until permanent fencing is 100%. Cntinued n next page.. REMNDER: Permits are nly issued after plan review. Made after the pl and all assciated cnstructin is cmplete and ready fr use. The pl must be full f water and all equipment, lights, ladders, steps, and ther pl accessries in place, cnnected, and wrking as designed fr a cmpleted ready fr use pl. All permanent fences, gates, and entry warning alarms must be in place and wrking. All life safety equipment must be in place. All site wrk, walks, drives, paved areas, and landscaping included in the plans submitted at permitting must have final inspectins, and sign-ff's by the varius departments and authrities as required. Example f bjects at a pl that can be tuched simultaneusly include the cncrete decking, ladders, hand rails, light fixtures, drains, and the pl water. An equiptential grid is created by intentinally cnnecting all these bjects tgether electrically, therwise knwn as bnding them tgether. A) All metal parts f structure and equipment must be bnded Exceptin-islated parts less than 4" in any dimensin and d nt penetrate the pl structure less than 1" B) Bnding with a B AWG r larger cnductr-lugs fr bnding must be rated (B) Lighting A) Underwater Wet-Niche nstalled where tp f fixture lens is nt less than 1B" belw water line.
