Smith (the Applicant ). Please accept this letter on behalf of the Applicant as a request for a Special General Land Use Plan ( GLUP ) Study for the below properties (together, the Subject Properties ): RPC RPC RPC The Subject Properties are within the Pentagon City Metro Station Area, and are bounded by Army Navy Drive to the north, South to the east, 16 th Street South to the south, and South Lynn Street/South Arlington Ridge Road to the west. Affiliates of the Applicant are the owners of the Subject Properties, which have a total area of approximately 36.6 acres. The Subject Properties have a current GLUP designation of Medium Residential (see Exhibit A attached hereto), and the current GLUP designations of adjacent properties are as follows: To the North: Public To the South: Low Residential; Public To the East: Public; High-Medium Residential; Medium Office-Apartment-Hotel To the West: Medium Residential; Low Residential The Subject Properties have current zoning designations of RA6-15 and C-O-2.5 (see Exhibit B attached hereto), and the current zoning designations of adjacent properties are as follows: To the North: S-3A To the South: R-10; R2-7; S-3A To the East: S-3A; C-O-2.5 To the West: RA7-16; RA-H; RA6-15; R v1
2 June 15, 2015 Page 2 The Applicant proposes that the GLUP designation for the Subject Properties be changed to Low Office-Apartment-Hotel, and that the Subject Properties be rezoned to C-O-1.5. Attached hereto as Exhibit C is a transportation report related to the Subject Properties, and attached hereto as Exhibit D is a copy of the Applicant s conceptual plans for the Subject Properties following the requested GLUP change.
