3 Introduction Cretingham Golf Club and Country Lodges represent a wonderful opportunity to acquire a lifestyle business in a popular tourist area in the attractive Suffolk countryside. The current owners acquired the Club in November 1998 since when they have extended the course from 9 holes to its current 18 hole format, improved the clubhouse and have developed the 11 existing lodges. The vendors have held informal discussions with Suffolk Coastal Authority, which is supportive of the business and has indicated that further expansion of the existing lodge park would in principle be favourably considered, subject to suitable design, scope, siting etc. The vendors are completely flexible over the basis of disposal and will consider offers for the whole property, its component parts, or elements thereof be that for their existing golf and leisure use or alternative use purposes. Location CGC is located in idyllic countryside within the Deben Valley on the Suffolk Tourist Trail in rural Suffolk, some 13.5 miles (20 minutes) north east of Ipswich town centre, with ease of access to the A12 and A140. Served by their own access track (which spurs off the Club s main entrance track) the lodges enjoy a private setting. The sitting room opens up onto a large veranda with secluded hot tub. Laid out as an informal facility but including 10 electric hook ups and water supply points - the area is tucked away from the main central clubhouse facilities, but still has ease of access for food / beverage and bathroom facilities. Grove Farm Cottage The detached cottage is understood to have been constructed in The single storey building is located to the west of the clubhouse overlooking a pond and an adjacent farmhouse (which is excluded from the sale).
