2 LOCATION: Located in Northwest Grayson County with Hagerman National Wildlife Refuge next door. It is a little over 1 hour from Dallas at the end of a private road and there is no other road frontage. Lake Texoma is only a few miles from the property and provides numerous recreational activities. Whitesboro is only 15 minutes from the property and there are good restaurants, groceries, fuel, and a bank. Sherman is also a short distance to the Southeast. DIRECTIONS: There are a couple ways to get to the property, but they all come off Highway 82 which runs between Sherman and Gainesville. It borders Hagerman National Wildlife Refuge on 3 sides and probably has the most woods of any place bordering Hagerman Refuge. 3 HAGERMAN NATIONAL WILDLIFE REFUGE: The refuge was established in 1946 and is located on Lake Texoma in northern Grayson County. It is 11,320 acres and Grayson County is a bowhunting only county. The Refuge and surrounding area is world renowned for its massive trophy whitetails. Please go to the following link, for complete details about the refuge. There are 6 units in the Hagerman and a limited number of deer permits are issued annually to hunt. The units are hunted for 3 years and then rested for 3 years. No motorized vehicles are allowed and no permanent feeders making hunting more challenging in the Refuge than on private land. This allows the deer to mature and grow extremely large. TERRAIN: Rolling terrain with a good mix of pastureland and woods. It is approximately 70% wooded and has a massive drainage running through the middle of it. The drainage would make for a great lake site, but it is better left native because all of the mature trees and quality deer habitat that would be lost. FOOD PLOTS: Owner plants 3-4 one acre food plots every year and fertilizes them to supplement his feeding program for the deer and wildlife. The food plots are strategically placed to further enhance the hunting. HAY: The east field produces good hay every year for cattle or to sell to the neighbors. There are approximately bales produced each year. Owner has an arrangement to split the proceeds 50/50 with an operator that has his own equipment and handles everything. MANAGEMENT HISTORY: The owner purchased the property in 1998 after looking for the perfect property adjacent to the Hagerman Wildlife Refuge since They try to harvest 6-8 does each year and they let trophy bucks grow to maturity before harvesting. They harvest a few cull bucks every year that are usually 8 or 9 pointers and they usually score in the 140's. There is a one buck per 1.75 doe ratio in this area now due to the harvesting of more VEGETATION: Mature hardwood forest with white oaks, post oaks, elm, pecan and other desirable trees. There is some cedar on the property, but it is looked at as a positive more than a negative staying green year around and providing wildlife with additional cover. There is a variety of woody browse such as American beauty berry, greenbrier and other wildlife friendly food sources. The pastureland is native and productive for baling hay. PONDS: Three (3) ponds are located on this 146+/- acres. One pond is about 1 acre in size and the biggest pond is 1 ½- 2 acres. There are BIG black bass up to 10 pounds in the 1 acre pond behind the house with a lake record of 12 lbs. 6 oz. It is stocked with black bass, perch, fathead minnows, and NO catfish. The largest pond is fairly new and about 25 deep in a very pretty setting next to a nice grove of manicured oak trees. There is a fire pit and benches in the grove of oaks on a little hill right next to the pond. The third pond is small, but attracts a good number of ducks during the fall and winter.

4 TROPHY WHITETAILS: There have been 18 Pope & Young whitetails and 3 Boone and Crockett whitetails harvested on this property in the last 18 years. Two 180 class bucks were harvested on the same day one year! There has been 1 buck over 200 B&C harvested, a 190 class buck, four in the 180 class, several 170 class bucks, and numerous 160 bucks. Huge sheds are found annually, one of which scored 112. The largest buck harvested on the property scored 205 1/8 net B&C and this is after breaking off a 12 tine. All these bucks are native, low fence, fair chase deer harvested with archery equipment. WILDLIFE: Phenomenal trophy deer hunting, great turkey hunting (90% Rios/ 10% Easterns), great goose hunting (Greater Canadians & Snows) and duck hunting, good dove hunting (limits opening weekend are common), and big bass stocked in several of the ponds on the property. Hogs come and go. There are also martin houses around the home for mosquito control. Owner can walk from the NW corner of this property through the Hagerman Refuge to Sandy Creek which feeds into Lake Texoma. This creek area has provided exceptional crappie fishing in the past. BLINDS & FEEDERS: There are 10 good deer stands strategically located throughout the property setup for various winds with 4 feeders and 4 feeder pens. Owner will convey with the purchase of the property. There is a tower blind for viewing wildlife or hunting pigs, bobcats, and coyotes as well. The camera is mounted to a tall tower and you can zoom in 32X and look at deer in the feeder pen or in the wheat field. You can see them very close and clear and also take pictures and download them if you want.
