2 Luelling River Retreat MADRAS, OREGON Introduction: Located north of Madras, Oregon, the Luelling River Retreat is positioned on ± acres with approximately one mile of deeded river frontage along the famed 100- mile Lower Deschutes River. Situated in scenic Central Oregon, Luelling River Retreat has been in the same family since the turn of the 20th century. 3 Location: Luelling River Retreat is located downstream from the Warm Springs boat ramp and Mecca Flat Campground in the heart of Central Oregon and nestled in the Deschutes Wild and Scenic area. Flanked by columnar basalt cliffs, the property is located 15 miles north of Madras, Oregon, 45 miles from Bend, Oregon and 100 miles from Portland, Oregon. The Madras Municipal Airport is 15 minutes from the property and contains a 5,100-foot runway that can accommodate private jets. The Redmond Airport is a 40-minute drive from the property and provides commercial air service. Access to the property is via a major highway and paved roads to the three-mile long driveway traveling down the old Mecca Grade.

4 Improvements: Riverfront House Completed in 1972, the house is a custom 3,300± sqft single-level home with a daylight basement along the banks of the Lower Deschutes River. The house is built for entertaining and contains five bedrooms, 2.5 baths, a laundry and wash room, pantry, 250± sqft double-car attached garage with storage above, two full kitchens (one up and one down), and two large volcanic rock fireplaces for those brisk fall nights after a full day of steelheading. As one enters the house through the front door, one stand in a foyer that looks all the way out to the Deschutes River. The majority of the riverside of the house is comprised of large windows and sliding glass doors, affording amazing views of the river and the opportunity to view trout rising from the river. 5 The Barn/Shop Adjacent to the house is a barn, tack room and shop with 1,500 sqft of floor space that provides ample room for storage of farm equipment, tractors, tack for horses and maintenance items for the property. Additionally, there is room to store drift boats and rafts. Directly adjacent to the barn is a fenced and crossfenced livestock corral with loafing sheds for horses or other livestock. The corral is set up to provide ample room and adjacent fenced pasture with supplemental feeding for up to six horses.

6 Farming and Water Rights: The property has always been operated as a hobby farm and fishing retreat. Water rights for the irrigation of 11 acres and a priority date of 1972 are used to irrigate the pasture in front of and along the side of the house. The water is sourced from an unnamed spring located to the northeast of the house and is gravity-fed to a cistern where water charges the lines for both irrigation and drinking water for the home. Fixed irrigation pipes with risers are located strategically around the irrigated ground to set up sprinklers and maintain efficient irrigation of the property.

7 Live Water: Fly fishing on the Lower Deschutes River is on many anglers bucket list. Regarded as one of the best trout streams in the United States, the 100-mile Lower Deschutes River entertains anglers from around the world from the end of April through the end of the year. Native rainbow or redband trout thrive in this tailwater river, fueled by a large insect population and steady river temperatures. The Deschutes redband averages inches, with many anglers catching trout over 20 inches each year. Due to the heavy flows these fish encounter, it is not uncommon to have 15-inch fish go into one s backing. Many anglers comment that the Deschutes redband is one of the hardest-fighting trout they have ever hooked. These fish feed on a steady diet of insects, and the hatches on the Deschutes from May through October can be intimidating. Starting in mid-may and sometimes lasting through June, the salmonfly hatch has even the largest rainbows chasing the big bugs.

8 Live Water: (Continued) At around the same time of year, the golden stoneflies show up. Slightly smaller than their salmonfly cousins, the golden stone hatch is more prolific and the fish rise to them just as readily. Many different species of caddis also thrive on the lower Deschutes. As summer arrives, the caddis hatches are legendary. Often people will fish the mornings with reliable PMD hatches coming off until the midday sun. As the sun begins to set, the caddis are out and the surface appears to be a rain shower of hungry trout coming to feed. On occasion, one will catch a brown trout or even a bull trout that migrate up and down the lower Deschutes. Not to be outdone, the summer steelhead of the Lower Deschutes are often regarded as some of the best fish to chase with a skated, swung fly. The river is perfectly set up with large, wide runs to fish with a spey rod and swung fly. The Deschutes steelhead are often more than willing to play a game of cat and mouse with a skated dry fly and anglers will travel from all over the world for the chance to tie into one. The Deschutes steelhead average around 6-8 lbs and around inches in length, but they make sure to live up to their river name by pulling as hard as their larger friends sought in other northwestern rivers. Chinook salmon and sockeye salmon are both seeing increasing numbers in the lower Deschutes and many anglers are catching chinook on the fly while fishing for steelhead. This is a totally different game as the chinook salmon is known as the bulldog of the salmon world. Strong and powerful, but not as acrobatic as the steelhead, one is fortunate to land a bruiser on the standard 7 or 8 weight steelhead set-up. Luelling River Retreat has excellent dry fly, nymphing and swinging water right in front of the house and all along the deeded land upstream and downstream.

9 Nearby Live Water: In addition to the Lower Deschutes River, Central Oregon is a mecca for fly fishing. The Lower Deschutes River is fed by the Deschutes River, the Crooked River and the famed Metolius River, which all offer excellent fly fishing for trout. Approximately 30 minutes from Luelling River Retreat, the Crooked River is an excellent river to fish for smaller trout, where fish days are quite common. The Metolius River is a large spring creek nearly 45 minutes from the property that offers challenging fly fishing for rainbows and is one of the only fishable populations of large bull trout. These bull trout move out of Lake Billy Chinook to spawn and feed on trout and kokanee (land-locked sockeye) salmon. Lake Simtustus, located 15 minutes from the property, and Lake Billy Chinook, 30 minutes, offer excellent lake fishing throughout the spring and into the fall. There is an entire book dedicated to fly fishing central Oregon s lakes and streams, which can keep an angler busy for years throughout the changing seasons.

10 Recreation: Central Oregon is a recreational playground. With 300 days of sunshine each year, there is plenty to enjoy. For golfers, there are 27 golf courses, some of them highly rated, within 1 hour of the Luelling River Retreat. The closest is the Ka-Nee-Ta Golf Course, 18 miles from the property. The majority of the well-known courses are in the Bend and Sisters area, 30 minutes to 1 hour away. For hikers and climbers, there are miles of hiking and biking trails along the Deschutes River. The one most visited by hikers and fishermen is the Deschutes River Trail that originates at Mecca Flat campground, 5 miles downstream from the Luelling River Retreat, and it continues for 10 miles to Trout Creek campground. Central Oregon is home to the birthplace of sport climbing in the United States, and Smith Rock State Park offers hiking trails and rock climbing with grades from beginner routes to ones that test the best climbers in the world. Smith Rock is located in Terrebonne, 20 minutes from the property. For skiers, the Luelling River Retreat is in close proximity to several ski resorts located in the Cascade Mountains. Mt. Hood has 4 ski resorts, all within 45 minutes to 1 hour from the property. In addition, Mt. Bachelor, south of Bend, is 70 miles away and Hoodoo Ski Resort, west of Sisters, is 65 miles away. For the water sports enthusiast, both Lake Simtustus and Lake Billy Chinook offer excellent water skiing and wakeboarding. The boat ramp on Lake Simtustus is 15 minutes from the Luelling River Retreat, and one can moor a boat there for the summer, with access to a fullservice marina.

11 History: The Luelling Family traveled along the Oregon Trail in 1846 from Iowa with a wagon full of fruit trees. Upon arrival in Oregon, the family transported a variety of fruit trees to Oregon City and is now recognized as providing the parent stock for many of the fruit orchards in the Willamette Valley (hailed for its wines). Henderson Luelling is considered the Father of the NW Fruit Industry and along with his brother, Seth, was the first to graft the ever-popular Bing cherry. Henderson s grandson (also named Seth) was the first in the family to venture east to Madras to farm land under the Homestead Act in Mecca Grade was a narrow road carved out of the volcanic rock and constructed by the Oregon Trunk Railroad to provide access between Warm Springs and Madras. The farmers also used Mecca Grade to transport wheat and potatoes to market. Eventually, the railroad was abandoned and Highway 26 was constructed in the 1930s, leaving Mecca Grade obsolete. In the 1960s, Chet Luelling used the upper portion of Mecca Grade, which crossed his property, and then he carved out switchbacks from the volcanic rock slopes to provide road access to Luelling River Retreat. This took Chet several years to complete and continues to be the access road to the river for the Luelling family and their guests. BLM Easement: The Luelling family granted the Bureau of Land Management (BLM) a recreational easement that allows access between BLM property on either side of Luelling River Retreat s borders. The easement is a narrow path along the river and old railroad grade. Fishermen and hikers use it for access to fish the Mecca Flat to Trout Creek section of the river. To date, the public has been respectful of having access across the Luelling River Retreat property and the public understands that this access could be removed by the BLM and Luelling River Retreat owners if private land is not respected and cared for while crossing the private property.

12 Wildlife: There is plentiful of wildlife within the Deschutes River canyon. Deer, quail, ducks, geese, beaver, and otter are all regular visitors to Luelling River Retreat. There are several osprey nests in the area, and they can be watched raising chicks and diving for fish directly in front of the house. Bald eagles and great blue herons are also regular visitors to Luelling River Retreat. Hunting: Mule deer and elk hunting are popular pastimes in Central Oregon. For bird hunters, the area boasts respectable populations of pheasant, chukar, Hungarian partridge, doves, quail and waterfowl, and it is quite common to see coveys of quail in the front yard. The Lower Deschutes River is unique in that it is a wild and scenic river with very little development. With approximately 20 homes on the lower 100 miles of river and thousands of acres of public land, it can be a hunter s dream for waterfowl and upland birds. Many anglers float the lower roadless sections in the Fall to pass-shoot and jump ducks and geese, chase chukar, quail and pheasant along the basalt canyon rims and fish for steelhead and trout, offering a true cast and blast experience. The Lower Deschutes is right along the Pacific flyway and a stop-over destination for birds heading south to the Klamath Basin and northern California wintering grounds. Geese will often spend their evenings and mornings on the river and then fly to the farm fields on top of the canyon to forage during the day. The area is also popular for deer and elk but requires special draw tags depending on the unit hunted. This property is located in the Unit 38 Grizzly. Due to its size, it does not meet the minimum requirement of 160 acres to receive deer and elk tags for the Landowner Preference Program. There is a great deal of public land to hunt in this area with the Ochoco National Forest to the east and the Mt. Hood and Deschutes National Forests to the west and a great deal of BLM land along both sides of the Lower Deschutes.
