PROPERTY: There are deeded acres in this ranch. There are acres in Oregon and acres in Nevada. The land in Oregon where the headquarters is located contains acres. This land is mostly meadow. There is an irrigation well on this parcel.there are three parcels mostly west and a little north of the headquarters scattered through the BLM. The first parcel is 120 acres known as Long Meadow and is located about 7 to 8 miles from the HQ and it is not fenced but is located on a seasonal creek. Then to the west about 5 miles is the second parcel of 240 acres. This parcel is know as Deer Flat. It is basically fenced and cross-fenced and has year round water in the form of springs and the creek. This property has an older cabin used as a cow camp. There are some corrals and a horse pasture. This field is used when bringing cows home and gives the ranch an extra week or two of feed. Farther west about 8 miles is the 40 acre parcel known as Tent Creek. The ranch also uses this parcel as a cow camp and takes a camp trailer there to use at the camp. As with the other camp, this is used to graze cows when coming home with the cows. On the Nevada side of the ranch, the parcel that joins the HQ parcel is acres. Part of this is meadow, and the rest is dry land pasture. The balance of the Nevada land is in two parcels just south of McDermitt. One is known as the Bull Pasture and is acres. Highway 95 cuts through this parcel with about 10 acres on the west side of the highway and the balance on the east side. There is a stock well on this parcel. There are no water rights on this parcel. A little farther south on the west side of the highway is a parcel called the English Place. This piece is 320 acres and about 215 acres is in meadow. Part of the cattle are turned out the deeded land gate and the balance are taken farther west into the BLM. There is an interim policy in place where all the cattle are taken off by August 1. The original permit let the cattle stay out until the end of September. Most of these permits are common allotments, but the cattle mostly run in different areas with little mixing of cattle. This is a really good desert permit with excellent native grass and good sources of water. There are no wells on this permit. The water is from springs and seasonal creeks and small reservoirs. There is an abundance of dry feed left this fall and the cattle are in very good shape. There is no Medusa head except in one area close to the HQ. This area is part of the land that is being considered by the current administration for a monument. If they decide to make this a monument, the permit may not be available. No one is certain at this point as to the status. The three deeded parcels in the permit would be valuable property. Hopefully everyone will know the final decision on this issue very soon. IMPROVEMENTS: There are multiple improvements at the HQ. Two houses, one was built in 1960 and is 1285 sq ft. It has been remodeled with tile floors and new kitchen, among other improvements. There is a walk-in cooler in this house. The second house was built in 1936 but has also been remodeled. It is 1632 sq ft. Both are quality homes. Other buildings include a one bedroom, one bath bunkhouse, an excellent shop made with metal and a concrete floor. It is approximately 40 x 80. Also included are a large machine shed (2100 sq ft plus), an older cinder block building which was the original shop, several small barns and storage sheds, cattle scales, hydraulic squeeze chute, good working corrals, part of which are historic willow corrals. 5 TAXES: Oregon taxes- $ Nevada taxes- $ REMARKS: This historic ranch was started by the Nouque family well over a century ago. There is an abundance of irrigated meadows with all meadows irrigated by run off water and then supplemented with irrigation wells. The HQ has several very good springs right in the meadows. Part of the turn out is right out the gate. The range is excellent in feed quality and quantity and well watered for desert country. The ranch joins the Reservation at McDermitt. This is definitely a buckaroo outfit as the BLM is huge, exceeding 330,000 acres and runs between 30 and 40 miles east and west. As mentioned before, the grazing is an interim system at the present, but even then, the ranch can run over 450 cows outside for 5 months, with an extra two weeks on the fenced deeded parcels located in the BLM. Cattle are generally fed about 5 months. This year the ranch baled about 500 tons of hay, but swathed about another 400 tons, according to the ranch manager, that they just turned the cows into. In addition to this property, the owner has an additional 450 acres that could be purchased. About 50 acres of this is close to McDermitt and has access to city water. The other 400 acres is west about 4 or 5 miles. This ranch is a good one. A nice set of cows would be available to a buyer. There are about 300 cows available.
