1 May 2018 TIDEWATER PLAN TATION Community Association President s Message Cathy Weis, BOD President I hope all of you are enjoying our spring. It seemed to me that we had to wait longer than usual for it this year! By the time you read this we will have held the third of our Community/Government meetings regarding our concerns in the Neck or along the Little River Neck Road corridor. Our guests on Thursday, April 26 from the city of North Myrtle Beach included Mayor Marilyn Hatley and Councilmen Bob Cavanaugh and Fred Coyne. Attending from Horry County were Chairman Mark Lazarus and Councilman Harold Worley, Danny Knight, head of Horry County Solid Waste Authority and Tony Cox of SC Department of Transportation. The purpose of our meeting was to obtain updates on the following issues: Growth and Density along Little River Neck Road (LRNR), i.e. controlled zoning to maintain low density Status of adding a multi-purpose path along LRNR and/or two-foot shoulders on both sides Crossing walkway signage at the churches and day care center Wildfire hazard mitigation Need for improved drainage along LRNR Water quality problems along LRNR Minutes of the meeting will be distributed via an blast and available by request so that everyone can be aware of the progress on these issues. During April your Board of Directors also met with all the Committee Chairs. The purpose of this meeting was to be sure the Board is aware of any issues or concerns any committees may have, and to try to provide consistency among the committees regarding their Terms of Reference and all policies. Also, this forum was an open communication meeting to ensure all groups are up to date on the latest events, endeavors and concerns or issues. If you are reading this and have an interest in joining one of our committees, be sure to contact the appropriate Chair. All the committees and their Chairs are listed later in this newsletter. I was reviewing what was going on in Tidewater this time last year. Two things stood out. The first is that we were getting ready to vote on a change to our CC&Rs (Covenants, Conditions and Restrictions) to enable the Association to collect two base assessments each time a property is purchased. This passed easily and today we have collected over $12,000 since the policy was implemented. These funds will help the Association when considering future capital investments such as work on our roads or drains. The second thing that was going on this time last year is that we were obtaining bids to build our new parking lot at the beach. It is hard to believe it has been a year! But this year our beautiful new parking lot is ready for the crowds! And more and more this is being recognized as a great investment for Tidewater in light of all the new development going on in the area. You can count on all those new residents from Little River going to Cherry Grove beach - voted the best beach in South Carolina (by USA Today s 10best.com)! Finally, Sunday, May 13 is Mother s Day, so I would like to wish all the Tidewater mothers a very Happy Mother s Day! Board Notes Roger Quinn, Secretary At the regular meeting of the TPCA Board of Directors held on Thursday, April 5, the following actions were taken: Salute to the Armed Forces and First Responders - The Board approved to sponsor the Salute to the Armed Forces and First Responders event on Saturday, May 19 at the NMB Sports Complex in the amount of $200. Items Ratified at Meeting The Board approved PDS to power wash, repair and paint the Courtyard Park wall in the amount of $21,500. This will be paid out of the Courtyard Park Reserve Fund. Regularly Scheduled Meetings Board Workshop Thursday, May 9 the Cassels bldg. Board Meeting Thursday, May 1 the Amenity Center DRB Meetings Monday, May 7 and Wednesday, May 23 1 For an emergency call 911, not the Tidewater Gatehouse

2 First Service Residential Message Chelsa Fenner, CMCA, Property Manager Reminder Our office staff is here to assist you. We can be reached at Office hours are Monday through Friday, 8 AM until 5 PM, excluding holidays. My address is chelsa.fenner@fsresdential.com. This is my favorite time of the year in South Carolina! I love seeing people out riding bikes, taking their dogs on walks and enjoying the sunshine. Tidewater is such a beautiful community and it really shows this time of year. I m sure many have noticed that the community is bursting with color from the gorgeous azaleas. Please be mindful of your speed as you drive through the community. The speed limit in Tidewater is 20 MPH. Please refrain from dumping yard debris in vacant lots and common areas. The following information regarding yard waste is from the City website: Yard waste includes grass clippings, leaves, tree trimmings, etc. All limbs, branches, etc. should be cut to lengths less than 5 feet and should be less than 6 inches in diameter. For prompt and efficient service, yard waste should be placed in a neat pile near the street separate from household garbage and recycling no later than 7:00AM on the designated collection day to ensure pickup. Yard waste generated by landscape contractors, tree services, etc. is not picked up by the City and should be disposed of by the contractor performing the work. To see all information on the City website pertaining to waste collection, please visit then go to Services and drop down to Waste Collection. I hope all the mothers have a blessed Mother s Day. I am a mother to a wonderful little boy, and I can genuinely say that being a mom is one of life s greatest gifts. A mother is like a flower each one beautiful and unique. Discontinuation of Alarm Monitoring Chelsa Fenner, CMCA, AMS This is another reminder that after Wednesday, August 1, the TPCA will discontinue all alarm monitoring services. This includes the water flow/sprinkler alarms at the Condo Associations, the Tidewater Golf Club, the six Tidewater buildings (Cassels Building, Beach Cabana, etc.) as well as individual residences. The Condo Associations, the Golf Club and the six Tidewater buildings have already been moved to third party suppliers. If you are among the approximately 165 home/condo owners currently being monitored by the TPCA and wish to continue to have central monitoring, please contact an alarm supplier who best meets your needs, prior to August 1. We know that this is an inconvenience for some homeowners, but we feel that it is the right thing to do for Tidewater overall. There are numerous options available, although we are not endorsing or recommending any specific provider. Use whichever one fits your needs. Feel free to call our Management office at to obtain a list of service providers. When you select one, we recommend that you also have them use the Gatehouse ( ) as a secondary call after they call the appropriate emergency service. TPCA Board of Directors 2

Amongst all this spring frenzy, please consider taking a critical look at doing some preventive maintenance in your units. The Association also strongly recommends that you check the water shut-off valve, found near your water heater, to ensure that it turns the water completely off for your unit. Some maintenance items in the units that are easily maintained are as follows: Washing Machine Hoses (braided hoses) Water Heater (check for rust at the bottom or leakage; industry standards suggests replacing water heaters every 6-8 years) Dishwasher (braided supply lines and drain lines) Ice Maker (supply line & valve behind the refrigerator) Toilet (flapper valve and braided supply line) Air Conditioning (condensation line) Dryer (clean dryer vent line and dryer) Harbor Loft Katy Swimm, OMNI Management Services, Inc. If you have any suggestions, concerns or questions pertaining to Harbor Loft, please contact Katy Swimm at kswimm@omni-property.com. Tidewater Ridge Katy Swimm, OMNI Management Services, Inc. 4 Design Review Board Pam Rudge, Member-at-Large SPRING is finally here!! We re all looking forward to the warmer weather, green grass and healthy plants and flowers. The upkeep of your property is extremely important in maintaining property values and making Tidewater the very best community on the Strand! If you haven t done so already, please take the time to check your irrigation system(s). Many irrigation systems are set to run before you have had that first cup of coffee. If this is the case, turn your system on and check the following: Are your plants and grass (including Right of Way grass) getting the proper coverage? Are all your sprinkler heads functioning properly? If you are using a drip irrigation for plants, are any of the lines chewed up or are they clogged? Take a walk around your home. If you need to update your landscape with new turf, mulch, shrubs, trees, plantings, etc., please keep the following in mind: There are two acceptable mulch options which are pine straw or bark mulch, brown in color. No black or red mulch is allowed. If replacing grass is on your agenda, our Tidewater community currently has two options, St. Augustine and Zoysia. Any significant landscape change requires an application be made to the Design Review Board (DRB) for review and approval. Submit your application along with a drawing that reflects the changes to the landscape, and a list of the species and size of plantings. You may want to refer to the DRB Standards, Vol II, Section VI Landscape Modification Criteria. A review of these standards may answer some of the additional questions you have. Remember: Ask Before You Act! The Design Review Board is always available to answer questions at drb@tidewaterhoa.org. And finally, please mark your calendar for the upcoming meetings in May which will be held on Monday, May 7 and Wednesday, May 23. To ensure that your projects are reviewed in a timely manner, all applications must be received the Monday prior to the meeting. As always, we appreciate your cooperation.
