5 A little later than usual with the Basic Payment Scheme (BPS) taking priority for the whole of the Kivells team over the last few weeks with the 15 th May deadline looming. Finally some cracking weather with the beginning of May presenting some exceptionally hot days. Cattle are now spread across the countryside and the thought of bedding and yard work a pleasing distant memory for most. Spring drilling, although late, would appear to have almost been completed with Spring Barley crops now altering by the day. Another week of high temperatures and rain will be the requirement for many. Livestock prices continue to remain buoyant throughout all sections with an exceptionally busy time here at Exeter Livestock Centre over the past couple of months. We have seen 800 plus store cattle forward on the last two Fridays, whilst most Mondays have witnessed sheep numbers often passing the 3,000 mark. Let s hope trade holds and the later lambers amongst you can benefit from the exceptional spring lamb trade currently being witnessed. Moving onto professional matters and as stated BPS has been the main topic of conversation with applications having to be completed by the 15th May. No major issues to report for the 2018 application window, other than mapping changes and the usual field alterations. Credit where credit is due, and although a long time coming, the RPA online system now seems to be fairly robust and works seemingly well. That said the Kivells team have been submitting new applications for clients right up until today (10th May) mainly because it relieves the stress and hassle from the client but quite frankly because of the late spring there is a lot of other matters back on the home farm that need attention. We are able to complete your application, file it, and deal with any queries the RPA have throughout the year. Not exactly hot off the press, but none the less an important point to make. A couple of months back I was contacted by a number of clients in the Kingsbridge area in relation to a company entering land to lay fibre optic cables. The company required landowners signatures to which would enable entry to take place without any form of compensation/payment due to the land owner. Having advised clients to put the documents to one side whilst I delved a little deeper into the matter, it became apparent payments could be sourced. That said, as I write this Rural Reflection very little correspondence has been received from the company requiring access. The point being made, when companies are looking to enter your land make sure you are being treated fairly. Not only prior to the commencement of the works but also once the works have been completed. As agents, we can obtain a fair agreement for the landowner and our fees are often covered by the company concerned. The countryside stewardship fiasco continues. As already previously mentioned, Kivells submitted Countryside Stewardship forms for a 1st January 2018 start date back in September We are now in the middle of May 2018 and are unsure on whether those applications submitted have been successful. Although Natural England seem to be miles behind with 2017 applications, the applications submitted in 2016 seem to be working successfully. With parcel and rotational based land options being well established and payments from the RPA turning up on the kitchen table for the environmentally friendly work being undertaken. Applications for the 2019 start year must be completed and submitted to Natural England by 31st July. The scheme does work and there are many client success stories out there. Give the Kivells team a call if you would like to discuss Countryside Stewardship further. Kivells Land and Farms department has just been instructed on a number of fantastic properties throughout the South West, with our Holsworthy and Launceston office recently bringing to the market a number of large traditional farms. Whilst here at Exeter we are in the process of launching a couple of fantastic residential/small holding properties. If considering bringing a property to the market, whether a farm, residential property, equestrian or amenity land, Kivells have a strong team of agents that will be delighted to come and undertake a free market appraisal of your property. As we enter the summer months the show calendar now takes full swing with Devon County taking place on the 17th & 18th and 19th of May. We look forward to seeing a number of you at these events. In the meantime let s hope for good weather for the remainder of May as silage becomes the next priority for many.
