Site Photos History Proposed Revisions The current Master Plan for Lakes in Bay Colony, Section 8 was approved by the Planning & Zoning Commission on December 2, At that time, the configuration of the lots was revised from the 2004 Master Plan, and the number of lots in Section 8 increased from 62 to 90. Prior to the revision in December 2013, the Bay Colony Master Plan had been revised 7 times. All of these revisions were approved by the Planning & Zoning Commission between 1998 and The applicant has proposed modifying Section 8 of the Lakes in Bay Colony Master Plan. The proposed revisions are located in the western portion of the Bay Colony PUD north of Borden s Gully and between Calder Rd and FM 646. Proposed changes to the Bay Colony Master Plan include reconfiguring the layout of Section 8 to eliminate the connection between Flying Horse Lane and Dream Catcher Lane via Nightwind Lane. Nightwind Lane has been removed, thereby creating two dead-end streets. The proposed number of residential has decreased from 90 to 81 lots, and the proposed configuration of the detention areas has also been modified. The amount of detention will remain the same, but it will be one contiguous area of detention instead of two. Summary of Land Uses The proposed revision does not include any changes to the land uses approved in the 2013 Master Plan; only the configuration and density are changing. Changes to a Master Plan are permitted without the approval of City Council provided that the changes in land uses are not greater than 25% from the original Planned Unit Development. Therefore, the proposed Master Plan may be approved by the Planning and Zoning Board without City Council action.
