8 THE PLANNING Planning for conversion/rebuild of three joining Barns at the front of the site exists under the application number with Central Bedfordshire Council CB/10/01128/FULL and described as `Alterations and extensions to stable block for conversion to self-contained dwelling`. The plans were passed on 19th of August These plans allow for a dwelling of a good size (approximately 2000 square feet) ideal for use as a farmhouse come family home. THE FARM Approached via private drive access to the site is via a five bar gate leading into an accessway (suitable of heavy vehicular access) all the way down the side of the plot passing the large agricultural building and leading to a parking area where views of all the paddocks and the stables are located. The buildings all lie to the front of the 12 acres which stretch south easterly towards open fields and fabulous open countryside views. The land is encompassed by strong mature hedgerows, the internal paddocks having various methods of enclosure. The Barns to be converted have their own unique courtyard with formal garden of about half an acre with a large natural pond between the garden and the first part of the extensive paddock areas.
